I think the seller is just being greedy. He was represented by a broker, entertained multiple offers, and was showing the home to potential buyers. Unless someone filed a conservatorship of the estate on his behalf, he is legally able to enter into the sales contract. Can you imagine, a seller can accept a purchase agreement to sell a home and the person can change their mind three days later?  They will probably use this just to squeeze more money out of the buyer.  if you are represented by a broker at the time, you signed the sales contract, that should be the end of the deal.
