For agents with a listing where the seller is staying put through the sale.

Occupied staging is not vacant staging on a budget. It is a different job. Many of the belongings stay. What changes is the edit—what comes out, what moves, what finally gets the light it deserves, and where we supplement.

Done well; it is quiet for the seller, gentler on the budget than a full install, and on the right property just as effective.

The skill is in the eyes, not the inventory. A seller cannot see their own hallway anymore. A buyer sees nothing else.

A recent vacant install, and what actually went into it.

The home was empty the day we walked it. Empty rooms do not photograph as potential. They photograph as square footage, and buyers scroll right past square footage.

So before a single piece of furniture was placed, we answered one question: who is most likely to write an offer on this specific house? Every room after that was built for that person. Where they would set down their keys. Where they would take the call. Where they would end up on a Sunday afternoon.

That is the difference between furnishing a house and positioning a listing.

A note for agents heading into a listing appointment this week.

The buyer pool here has shifted. Today's active Orange County buyer is older, better established financially, and quicker to decide — median age 38 — and the feature they ask about most is a defined flex space. Office, gym, studio. Somewhere the work of their life fits.

Decisiveness cuts both ways. A buyer who knows what they want also leaves faster when a home does not show it to them.

Which is why we start every plan with the buyer rather than the furniture. Salt + Slate Interiors stages for the person most likely to write the offer.
