I met this client years ago at a Trout Unlimited banquet — long before he was ready to buy.

We waited for the market and for a price point that actually worked for his life.

Along the way, we got creative, restructuring his lending more than once to make the numbers work.

When the right property finally came up, I negotiated nearly $35,000 in credits and concessions on his behalf.

The seller, the seller’s agent, my client, and I all walked away from that table glad we’d done business together.

This wasn’t a 30-day deal. It was years of patience and timing, and showing up when it finally mattered.

He now owns a home in Missoula that sets him up to build real equity for years to come.

Sometimes the job isn’t finding a house fast. It’s staying in someone’s corner until the moment is finally right.

Some properties check boxes. This one checks all of them — and then some.

Twenty ish minutes from Missoula, a world apart.

Five private acres along Diamond Ridge Loop, where the sun comes up over the Sapphires and sets behind the Bitterroots, and a mountain view follows you window to window.

Built in 2024. Single level. 1,750 sq ft that lives larger than the number — quartz counters and a gathering island in the kitchen, a primary suite with a soaking tub framed by the mountains, and a mud room off the three-car garage that finally gives the boots, packs, and game bags a home of their own.

The details most people forget to ask about?

Already handled. On-demand hot water. 240V in the garage. Wired for a hot tub out back — your front-row seat to those sunsets. RV dump and hookups on the side for the toy hauler and the people who come to visit.

And with five open acres and limited covenants, there’s room to make it yours.
Bring the toys.
Build the shop of your dreams.

This is the version of Montana you moved here for.

Comment DIAMOND and I’ll send you the full tour — or let’s grab coffee and talk about whether this one’s your fit.

NEW LISTING: 838 Diamond Ridge Loop, Florence, MT 59833

A short drive to Missoula, a world apart. Set on 5 private acres along Diamond Ridge Loop in Florence, this 2021-built single-level ranch delivers the Montana setting that's hard to find sunrise over the Sapphires to the east, sunset behind the Bitterroot Range to the west, and mountain views framed in nearly every window in between. Inside, 1,824square feet of thoughtfully designed main-level living centers on a kitchen built for gathering: quartz counters, stainless steel appliances, a functional island with power, and durable LVP flooring flowing through the main living spaces. The primary suite offers a spacious bath with a soaking tub, double vanity, and its own mountain view. Off the attached three-car garage already equipped with 240V wiring and half bath a generous mud room and laundry room with storage handles everything Montana throws at it: boots, gear, game bags, and ski jackets all have a home before they reach your living space. The practical details are dialed in, too: propane forced-air heat with central air conditioning, an on-demand propane water heater, individual well, gravity septic, and durable LP siding. Out back, the patio is pre-wired for a hot tub your front-row seat to those Bitterroot sunsets and the RV dump and hookups beside the garage mean the toy hauler and your visiting guests have a place. A fenced backyard offers an easy start, with five open acres and limited known covenants beyond room to make the land your own.

Some come from clickbait headlines. Some come from your parents (who mean well). Either way, they’re costing Western Montana buyers and sellers real money — in missed opportunities, mistimed moves, and homes priced wrong from day one.

The short version:
Realtors only care about commission → A good agent learns your situation first, then helps you make the right call for YOU — even when that call is “wait.”

You need perfect credit and a pile of cash → Most people are closer to ready than they think. Run the actual numbers before you rule yourself out.

Buying is always better than renting → Sometimes. Not always. The right answer fits your life, not my business plan.

Price it high to leave room to negotiate → Overpricing kills momentum. Your first stretch on the market is your strongest — miss that window and you’re chasing the price down for weeks.

Wait for the perfect time → The perfect market doesn’t exist. Real life does. The right time to move is when it makes sense for where you are.

Swipe through, then tell me: which one of these have you heard the most? 👇 And if one of them has been holding you back from making a move, send me a DM

Save this one for the next time someone at a BBQ tells you “now’s a terrible time to buy.” 😉

A good agent will help you buy a house.
A great one makes sure it’s the right one.

When you’re new to buying or selling, it’s easy to assume every agent is doing the same job.

They show you homes, write the offer, hand over the keys.

But how an agent does that job is the difference between a move that feels handled and one you’re still telling stories about years later.

The best ones treat your move like it’s their own.

They take the time to understand how you actually live. What a regular Tuesday looks like in the house you’re picturing.

And they’ll slow you down when you need slowing down.

They’re still in your corner long after the boxes are unpacked.

That’s the kind of agent worth holding out for.

If a move is starting to take shape for you and you want someone who’ll be there for the whole thing, let’s talk.
