Pending sales are slowing down as fewer buyers move from searching to actually making offers. On the other side, many homeowners are holding onto their properties because they have lower mortgage rates than what’s available today—and understandably, they’re hesitant to give that up. This creates a sort of stalemate: buyers are hoping for more affordable payments, while sellers don’t want to lose their favorable loans. The result? Transactions have become unusually slow. In times like these, I’m reminded that real estate is ultimately about navigating change and helping people make decisions they feel good about, no matter what the market looks like.

Over my 25 years in real estate, I’ve seen the market shift through many seasons, and right now we’re in a period where opportunity is quietly opening up for buyers. In the four weeks ending August 23, new listings in the US ticked up by 0.4% and total homes for sale increased by 0.5%, reaching their highest levels since early spring. At the same time, pending sales dipped 1.1% to a six-month low, as housing costs—driven by mortgage rates around 7%—kept some buyers on the sidelines, even as inventory improved.

The median home-sale price is now up 1.9% year-over-year to just over $400,000. For those actively searching, this combination of higher inventory and softer demand has created more buyer-friendly conditions, with increased negotiation room for price cuts or concessions in many areas. Homes that have been on the market several weeks often present the best leverage for buyers, while sellers who embrace realistic pricing tend to see better results than those holding out for yesteryear’s numbers.

House price trends can tell us so much about the evolving story of homeownership, and the second quarter of 2026 was no exception. Across the country, U.S. house prices saw a 2.1% annual rise, with 47 states experiencing appreciation. Alaska and Vermont led the way with the strongest gains, while New Mexico and Washington saw slight declines. When we look at metro areas, 75 posted increases—Elgin, IL standing out at the top, while Everett, WA experienced a drop.

US Home Prices Face Real Value Erosion
Navigating the current real estate landscape means looking beyond just the headline numbers. In Q2 2026, home prices in the US continued to rise on paper, but after accounting for inflation—which has hovered around 3.5%—the real value of homes has actually declined for the 13th month in a row. Even though a national index showed annual appreciation at about 1.5% in Late-Q2 (up a bit from 1% in Mid-Q2), it still hasn't kept pace with inflation. One federal index, after seasonal adjustment, was flat from Mid- to Late-Q2, signaling a pause in momentum. Yet, it’s worth noting that nominal price appreciation has remained positive every quarter since early 2012, underscoring the resilience of the housing market even when the numbers don’t tell the whole story.

For those thinking about their next move—whether buying for the first time, upsizing, or downsizing—affordability is still front and center. Rising typical monthly payments for existing single-family homes are putting extra pressure on first-time buyers in particular.
