Some mornings just need a fast, no frills espresso on the way to a showing, in and out, no small talk required.☕️

Other days I want that lived in, everybody kind of knows everybody feeling, the spot that has been part of downtown forever. And every once in a while, when I actually have a minute to sit down, I will post up near the university with my laptop and pretend I do not have a dozen emails waiting.👩‍💻

Downtown Missoula's small business coffee scene has a little bit of everything, and that is honestly a huge part of why people fall for this city. It still feels like a place run by actual neighbors.🍵 ✨️

Spend today on the east shore of Flathead Lake while the water is still warm enough to swim, and if you have time, swing by the National Bison Range area near Moiese for one of the best wildlife drives in the state.🏊‍♂️

Lake County does not get talked about as much as Missoula or the Flathead, and honestly, that is part of its charm.✨️

If you're around next Friday, don't miss the Polson Farmers Market downtown too, it runs 9 to 1 through October.🕕️

As of the most recent Freddie Mac survey (September 10), the 30 year fixed rate is averaging 6.76 percent and the 15 year is at 6.09 percent, both up from a year ago (6.35 percent and 5.50 percent).📈

Rates have not moved dramatically week to week lately, and buyer demand has actually held steady through it. The takeaway: waiting for a big drop before you start looking usually means missing the homes that are actually priced right today. ✨️
