If you’ve been wondering what’s really happening in the Missoula 🏠 market, here’s the honest truth:

Inventory is still tight. We’re not seeing a flood of new homes hit the market, which continues to put pressure on prices—especially in the $400K–$700K range where most buyers are shopping.

Interest rates have come down slightly from their peaks, but they’re still higher than what many people got used to a few years ago. Because of that, we’re seeing a mix of behavior: Some buyers are jumping in now to avoid future competition or they’re waiting , and hoping that, the interest rate will go down further.

Homes are still selling, but pricing correctly is very important ight now. The days of throwing any number on a home and getting multiple offers instantly are mostly behind us. The homes that are priced right and show well are still moving. The ones that aren’t have just been sitting.

Buyers have more leverage than they did a year or two ago. We’re seeing more negotiations, sellers doing repairs and/or giving credits to the Buyer to offset price or pay for repairs to be done.
