😂😂😂 Listen… it’s not being nosey, it’s called doing my homework!
Before I have my buyer spending time falling in love with a house, writing an offer, paying for inspections, and rearranging their whole schedule, I want to know what we’re walking into.
So yes, I’m calling the listing agent FIRST. 😂
I want to know: Is the seller willing to negotiate? Are they considering closing-cost assistance? Do they need a certain closing date? Are there already offers? Is price the biggest thing to them, or are there other terms that could make my buyer’s offer stronger?
Because every house that looks good online is not necessarily worth pursuing.
If the seller is firm at a number that doesn’t make sense for my buyer, won’t negotiate on terms we need, or the deal simply isn’t lining up with my client’s goals… I’d rather know that BEFORE we waste everybody’s time. 👏🏽
And on the flip side, sometimes that conversation tells me exactly what we need to do to put together a stronger offer without automatically throwing more money at the house.
That’s part of having representation.
I’m not just opening doors and saying, “Do you like it?” 😂 I’m asking questions, gathering information, comparing the numbers, and helping you make an informed decision before we ever put your name on that contract.
Work smarter, not harder… and apparently, stay streetwise. 🤣🏠
