The City of Moberly will host an open house to discuss the ongoing downtown parking striping efforts, specifically concerning West Reed Street. Earlier this year, the City Council paused work to gather additional input and explore alternatives that respect the unique character and needs of West Reed Street. At the open house, residents can view the latest layout options and discuss these updates directly with City staff and project consultants from engineering firm Bartlett & West. The City remains committed to achieving a layout that works for everyone—balancing safety and accessibility while supporting our downtown business community.

Key updates featured at the Open House:
· Angle Parking Layout: In response to community feedback, the revised concept leaves the parking on West Reed Street, between Sturgeon and Johnson, as angle parking.

· Safety & Setback Displays: The diagrams will visually demonstrate how the revised layout addresses safety requirements, including State-required setbacks from stop signs, crosswalks, and intersections to ensure clear sightlines and emergency vehicle access.

In 2021, many homes sold regardless of price. In 2026, buyers are comparing options and negotiating, so pricing correctly matters more than ever.

2. Focus on presentation
Professional photos, decluttering, fresh paint, and curb appeal can make a huge difference. Buyers have choices now.

3. Address repairs before listing
In the frenzy of 2021, many buyers overlooked issues. Today’s buyers are more cautious and often expect major concerns to be addressed.

4. Be prepared for concessions
Closing costs, repairs, home warranties, and other seller concessions are back in many transactions.

5. Practice patience
Homes can still sell quickly, but not every listing receives multiple offers in the first weekend. A well-priced, well-presented home may take longer to find the right buyer.

I explain why sellers can refuse to leave items like playsets in a home sale, and clarify what's considered a fixture versus personal property. I discuss how anything not permanently attached to the property isn't automatically included, and emphasize the importance of being specific in your purchase contract about what you want to stay—whether that's appliances like refrigerators, microwaves, or other items. I stress that if it's not written into the contract, the seller isn't required to leave it behind.
