Buying a Frederick County home with a private well and septic system?
These systems are common in our area and are not automatically a problemābut buyers should ask different questions than they would with public water and sewer.
Before closing, it is important to understand:
⢠What well and septic records are available
⢠Whether separate well and septic inspections are appropriate
⢠What water testing should be completed
⢠The septic systemās type, capacity, age, and maintenance history
⢠Whether the system could affect future plans for the property
A general home inspection is not necessarily the same as a well or septic inspection, and a basic water test does not identify every possible contaminant.
The goal is not to make these systems sound frightening. It is to understand what you are purchasing before your inspection and contingency deadlines expire.
