🤝 Going to the design center can be the highlight of the building process, but you can also get a big dose of sticker shock.

💵 The cost can add up quickly for appliances, cabinets, countertops, bath fixtures, and technology, just to name a few.

🤔 My advice to buyers is to set a budget and stick to it. A lot of things the builder offers can be done later at a cheaper price.
👉 The two things that I tell my buyers to focus on are flooring 👟 and the kitchen 🍳 . These things are very expensive and inconvenient to remodel. So it's best to have these costs rolled into the mortgage as long as it doesn't put you over your monthly budget. All the costs together will determine the final price of your home.

Should new construction home buyers use a REALTOR? Absolutely!

👉 We REALTORS represent new construction home buyers all the time.

👉 But that can be confusing because buyers go into a model home, they meet the sales rep, and the sales rep can answer all the questions the buyers have in order to purchase the home. But remember, the sales rep works for the builder.

🏠✨You need someone who represents you in the home buying process. Especially if you find a realtor familiar with the new construction process, their advice can be incredibly valuable.

Here are some construction option questions to consider:

⁉️ Can you extend the master bathroom?

⁉️ Is it possible to turn a living room into a den?

🪚 These are examples of construction options that can significantly enhance your home's functionality. It's important to note that these differ from cosmetic options, such as selecting the color of your cabinets. We'll delve into cosmetic options in a later video.

👉 Why focus on construction options now? Every builder offers different construction options, and these choices can add up quickly. However, incorporating these options during the construction phase is typically the most cost-effective time to do so.

👉 Future-proofing your home: You might not need that fourth bedroom right now, but you might need it later on. If you decide to add that bedroom during the construction process, it will be significantly cheaper than adding it on five years down the road.

💵You may see that sign at the end of a busy road that says homes start at $200,000. Then you go into that model home and everything that is available is closer to $300,000. Why does that happen?

📍 That's because the advertised price is the lowest price based model with no upgrades and no lot premium. So let's break down the different costs you might have in a new construction home.

👉 First, you have the base price of the house. That's the cost of the floor plan you choose with no upgrades at all.

👉 The next cost you may have is the lot premium. Now this isn't for every lot in a neighborhood. This is only for lots that builders consider better than other lots. So let's say the neighborhood you're buying in has a pond.

👉 Those lots that are located on the pond are probably going to have a lot premium. The better the lot, the higher the premium.

💬 So, when you talk to your builders, make sure you ask them about the premium for the lot you like.

🏡Great Inspection Tips For New Construction Home Buyers 🏡

Yes, you can do home inspections on new construction homes.

But many people skip inspections prior to closing because the builder offers a wonderful warranty that covers anything that happens after you move in.

While this is a great feature, it's much easier to handle issues before closing than after closing.

I recommend two different inspections.

🛠 Pre-Drywall Inspection: This is when an inspector comes in and looks at everything inside your house before the drywall goes up. You don't get to see that stuff once the drywall is in place, so this is the most essential inspection during the building process.

🔍 Inspection Before Closing: I also recommend an inspection just before closing to ensure everything functions correctly. This inspection functions like a regular home inspection, where you get a report. You can pass that report on to the builder so they can add any issues to the punch list and ensure everything is working perfectly before you close on your home.

Make sure your new home is in perfect condition before you move in! 🏡🔑

So, what do you think about that lender they want you to use?

Do you think you should use them? Most of my buyers use the preferred lender because they want that incentive, which can be very significant. However, do your due diligence, talk to other lenders, and make sure the interest rate they're offering you is fair.

An outside lender can give an amount similar to what the builder is offering and give you a lower interest rate. It never hurts to ask. So please do your homework when it comes to lenders.

Key Points to Remember:

👉 Incentives Matter: Preferred lenders often offer significant incentives, which can make a big difference.

👉 Compare Rates: Always talk to multiple lenders to ensure you're getting a fair interest rate.

👉 Do your homework: Investigate the builder's preferred lender and outside options. It never hurts to ask and compare.

Making an informed decision can save you money and secure a better deal on your new home.

👉 Builders often avoid negotiating their base prices, but that doesn't mean you can't find ways to save! Instead of asking for a $10,000 reduction in the house price, have your agent ask for $10,000 in credits towards the design center or closing costs. Not every builder will give you credits, and their willingness to negotiate often depends on the popularity of their product. However, it never hurts to ask! 💬

👉 If you're interested in an inventory home (a home that's already built or mostly built by the builder), you might have a better chance of negotiating the price. Builders are often more motivated to sell these homes quickly to avoid the holding costs associated with them.

While builders might not reduce the price significantly, you might have better luck negotiating for an inventory home than for one that's in pre-construction. Happy house hunting! 🏡🔑

What to Do When You Visit a Model Home:
✅ Mention Your Agent: If you walk into a model home without me, make sure to tell the sales rep that you’re working with a real estate agent.
✅ Share Your Agent's Name: If I’m your agent, provide them with my name, Kimberly Curtis. If you’re working with another agent, give the sales rep their name or hand over one of your realtor's cards. Writing down their name works, too!
✅ Next Steps: If you fall in love with a house during one of your house-hunting trips, take a moment to breathe and call your real estate agent. We’re here to guide you through the next steps.
