So why does everyone keep talking about “title”?
Because owning a property is about more than having the keys.
Title is your legal right to own, possess, and use a property. It helps establish who has the legal interest in the property and whether there are claims or issues that could affect ownership.
Before you close, a title search is typically performed to uncover potential issues such as:
• Outstanding liens
• Unpaid taxes
• Judgments
• Ownership disputes
• Recording errors
• Unknown heirs or prior ownership interests
• Other claims against the property
WHY DOES THIS MATTER?
Because you don’t want to purchase a property only to discover later that someone else has a legal claim to it.
Think of the title process as a background check on the property’s ownership history.
And this is why title work is not simply a box to check at closing. It is part of protecting the transaction.
The goal isn’t just to get you to the closing table. The goal is to help ensure that when you leave the closing table, you have a clear path to ownership.
Real estate is a major financial decision. Understanding what happens behind the scenes can be just as important as understanding the property itself.
Know the property. Know the process. Know what you’re signing. That’s the difference between simply buying a property and understanding the transaction.
