1. Eliminates any surprises that may cause the home to fall out of escrow.

Getting a home inspection BEFORE you put your home on the market, prepares you for any potential fixes that you may want to make before you list your home. If you do not make any repairs, you will at least be ready for the buyer to request certain repairs and already know how you want to negotiate those.

2. Gives you the upper hand in negotiations.

Again, as the seller, you will be prepared for any potential requests for repairs. As the buyer, if the home owner never got a home inspection before hand, you now have the opportunity to ask for repairs or come back with a lower purchase price.

3. Gives yourself an out.

If the repairs are just too much and you no longer wish to purchase the home, you can use the home inspection contingency to pull your offer off the table.

4. Helps you to understand your investment and how to maintain it.

Knowing that you will need a new roof in the next 5 years will help you to financially prepare for the expense. Having information on all possible issues your home may come with, will prepare you for how to handle them when/if they become a problem.

No home is perfect and most homes will need some repairs. Most of the time, this is not a reason to back out of an offer and the buyer and seller can find a way to agree on any repairs that need to be made and continue with the sale of the home.

Long answer: Getting pre-apporoved BEFORE you start looking at homes is SO important.

Why?

Because, while you may think you want to purchase a 400k home, your lender may think otherwise.

I always recommend my clients get pre-approved before we go out to look at homes. I hate seeing their disappointment when they find their dream home and now they can't put in an offer because they have not secured a loan, and then they find out, they don't quit qualify for the amount they needed.

Be prepared! Know your numbers and don't wait for any surprises that could crush your home owning dreams.

I hear from people everyday why they think they can't buy a home.
