A little addition update at 104 Mohawk Street!

It may not be the biggest spaceโ€” sitting at only 260 sq ftโ€” but man is that 260 sq Ft going to change someoneโ€™s life one day! Haha

Weโ€™re taking the laundry from under the stairs and adding a designated laundry room, adding a full guest bathroom downstairs, a gorgeous butlerโ€™s pantry with alllll kinds of storage, and redirecting the stairs to provide a significantly larger primary suite.

Sheโ€™s coming together, and we couldnโ€™t be happier with what we are seeing! Sheโ€™s finally starting to feel like the plans we have had for her.

A little behind-the-scenes progress at 13 Audubon Place ๐Ÿก

Russell is showing us how weโ€™re adding a brick water runoff along the side of the garage to help direct water around the structure instead of underneath itโ€”one of those important details you may never notice once the project is finished, but makes all the difference.

And inside, Tiffany gives you a quick peek at the downstairs primary bedroom flooring being laid today! Things are really starting to come together around here. ๐Ÿค

Thereโ€™s something pretty satisfying about replacing 100-year-old plumbing. At 104 Mohawk, we uncovered the original terracotta drain pipesโ€”an incredible little piece of history, but definitely one we donโ€™t want to preserve. ๐Ÿ˜‚๐Ÿ˜‚

This week, the old terracotta has being replaced with new PVC, giving this home a plumbing system built for the next chapter of its life. One of our favorite parts of renovating older homes is preserving the character you can see, while completely updating the things you canโ€™t.

307 N. Jackson is getting one of my favorite details yet. ๐Ÿค

Today weโ€™re hunting for the perfect antique doors to become a pair of pocket doors inside this 1860 home. We found these incredible 8-foot-tall x 40-inch antique French paneled doors that will be paired together and tucked into the wallโ€”adding back the kind of scale, character, and craftsmanship this house deserves.

Old houses call for old soulsโ€ฆ even in the doors. โœจ

A quick update on 104 Mohawk Street! Come with us as we check out the small tweaks we made in the living spaces to open up the floor plan a bit and give it a little extra โ€œflow.โ€ Are you guys fans of the open concept or do you prefer a more room to room floor plan? We feel like these changes allow you to have a little of both!

We will be following up with part 2 next week to cover the primary suite and addition that will include the downstairs full bath, laundry room, and pantry! See you then!

Weโ€™re bringing 307 N. Jackson Street back to her roots. ๐Ÿค

Built in 1860, this beauty originally featured a stunning double-deck rear porch, and weโ€™ve officially opened the back wall back up to restore that original architectural detail. Both levels will have bedroom doors opening directly onto the decks, bringing back the charm, character, and functionality this home was designed to have.

Thereโ€™s something incredibly special about uncovering what was once there and giving it new life. We cannot wait to see this historic home returned to her original, show-stopping architectural state.
