DESIGNED TO FIT THE LAND
Under most circumstances a developer wouldn’t consider building six townhomes on a small, rather obscure vacant lot in Downtown Mobile.

However, one has come up with a rather unique idea to put the land to use.

RHG Properties wants to place townhomes at the corner of N. Franklin and St. Louis streets. The front of the townhomes would be aligned along N. Franklin.

There would be six attached 2-bedroom, 2.5-bath townhomes, each with a private garage and patio.

In most instances a building’s front at the location would face St. Louis. This design has the right side of one of the townhomes facing St. Louis.

The developer is trying to turn a piece of property which would probably remain unused for the foreseeable future into a place to house future downtown residents.

Downtown workers would likely live there. Shoppers. Maybe school children. People who would eat at nearby places and support the community.

It's also part of the St. Louis Flats project, which features new apartments just a block east on St. Louis.

A completed building would rest along a major downtown street on which a $17 million renovation project will soon begin. Across the street is the Innovation Portal and Dropout Bakery. Two blocks down is Greer’s St. Louis Market.

It’s a similar land use to how the condominiums at the corner of Dauphin and N. Lawrence streets were placed.

The project is currently going through the city's building approval process. One of those is a request for several design variances, which the Board of Zoning Adjustments will consider Aug. 4.

BREAKING — The developers and operators of the Gulf Islands Waterpark in Gulfport, Mississippi, announced a $60 million, 90-acre recreation and resort destination in Mobile Thursday morning.

The "Jubilee Park" development is planned to be fully operational by 2029 and includes a 20-acre indoor and outdoor water park with slides and attractions, a multi-use indoor athletic center, event grounds, RV park, future on-site hotel, public park, restaurants and stores.

RENDERING OF COLUMBIA LANDING
The Downtown Mobile Alliance has released an image of a new project which will being construction soon.

“The plans for a multi-use building at 300 St. Louis Street were announced several weeks ago, but we have a new rendering of the project,” the DMA stated. “The development, named Columbia Landing, will feature 52 apartments with oversized balconies and ground-floor retail space ranging from 1,044 to 2,400 square feet.

“This project will bring even more activity to the St. Louis Street corridor, which has seen significant investment in recent years. The residents of the new apartments will certainly appreciate being steps away from Greer's St. Louis Market!”
