My honest advice...

Stop obsessing over the mortgage rate.

Instead, obsess over whether you can comfortably afford the house.

Can you make the payment without feeling stretched every month? Can you still save for retirement, handle an emergency, take a vacation, and actually enjoy your life after paying the mortgage?

That matters far more than whether you got a 5.9%, 6.5%, or 7% rate.

Buy the house when the house makes sense for your life and your finances, not because you’re trying to perfectly time interest rates.
