🏢 COMMERCIAL PROPERTY 101: WHAT IS A NNN LEASE?
If you’ve looked at commercial space, you’ve probably seen NNN or Triple Net listed alongside the rent. But what does that actually mean?
In a NNN lease, tenants typically pay their proportionate share of three property expenses in addition to base rent:
🏛️ Property Taxes
🛡️ Property Insurance
🔧 CAM / Operating Expenses
That’s why looking at base rent alone doesn’t always tell you the full cost of occupying a commercial space.
The exact expenses included, how they’re calculated, and the responsibilities of the landlord and tenant are determined by the individual lease.
Last time we talked about CAM and annual reconciliations—NNN leases help show where CAM fits into the bigger picture.
