Respectfully, that is not a marketing plan.

An open house can be a great tool.

But one open house, a few signs, and hoping the right buyer walks in?

That’s outdated strategy.

Today’s buyers are seeing homes online first. They’re comparing photos, video, price, condition, layout, location, and how the home feels before they ever decide to walk through the door.

So yes, I still believe in open houses when they make sense.

But I don’t believe in making them the whole plan.

Thursday morning errands are just better at the Modesto Certified Farmers Market.

This is one of my favorite ways to start the day downtown. A little fresh air, local vendors, good coffee, and a very real chance I’m leaving with more than I planned.

My usual stops?

Penny University Coffee, because coffee is obviously part of the strategy.

The dog treats, because the pups deserve a farmers market haul too.

And the Strawberry Lady, because if you know, you know.

The market is open Thursdays and Saturdays from 8 AM to 1 PM on 16th Street between H and I Streets in downtown Modesto.

Welcome to my brain.
