One thing I've learned in real estate: there is no such thing as "real quick."

Most of what we do happens behind the scenes, solving problems, coordinating details, answering questions, and keeping things moving forward when things don't go according to plan.

Some days are predictable…. And some are NOT

A good agent isn’t just opening doors.
They're managing problems before clients ever have to feel them.

And I wouldn’t have it any other way!!!

Some agents LIST homes.

Some agents LAUNCH them.

And yes… there’s a difference.

If your open house is the day after you go live…
your marketing hasn’t even had time to work yet.

The goal is maximum exposure BEFORE the crowds show up.

Because more attention usually creates more leverage

There’s just something about a Saturday morning at the farmers market.

Coffee in hand.
Running into familiar faces.
Talking with local vendors I’ve gotten to know over time.
A little chaos.
A lot of good energy.

Honestly… it’s kind of therapy for me.

And maybe that’s why I love real estate too.
It’s not just about houses.
It’s about community.
Relationships.
People.
Stories.

Seeing familiar faces and slowly becoming part of the places you serve.
Also… somehow I ALWAYS leave with flowers and snacks I didn’t plan on buying.

ā€œLet’s just price high and see what happens.ā€

Honestly?
That strategy sounds safer than it actually is.

Because the first days your home hits the market are the MOST important.

That’s when:
āœ”ļø Buyer interest is highest
āœ”ļø Your listing is freshest
āœ”ļø The most qualified buyers are paying attention

And if the price feels too high?

Buyers don't usually ā€œwait and see.ā€

They scroll past it.

The problem with overpricing isn’t just the price…
it’s the momentum you lose.

Because once a home sits:
• buyers start wondering what’s wrong with it
• showing activity slows down
• negotiating power weakens
• and price reductions can make buyers even more cautious

The goal isn't to ā€œtest the market.ā€

The goal is to position your home strategically from day one so it attracts the strongest possible interest and offers.

Pricing correctly doesn't leave money on the table.

In many cases…
it’s what helps sellers avoid leaving money on the table in the first place.

Turns out… the housing market and the farmers market have a LOT in common.

The good stuff goes fast.
Everybody’s hunting for the best deal.
People say they’re ā€œjust lookingā€ā€¦
until someone else grabs the one they wanted.

And somehow every buyer decides to show up at the exact same time.

Honestly, house hunting is basically produce shopping with paperwork.

But there’s also a real lesson in it:

The best homes usually create the most attention.
And in real estate, timing, preparation, and strategy matter more than people think.

That’s why serious buyers prepare BEFORE they find ā€œthe one.ā€

Because once the perfect house hits the market…
everyone suddenly wants it.

I was 100% influenced by social media.

And for once... the internet was right. šŸ˜†

You couldn't pay me to go back to traditional deodorant.

I started using Carpe a few months ago because I kept seeing people talk about it, and as someone who has always been a sweaty person (probably TMI, but we're friends here), I figured I'd give it a shot.

Life. Changed.

I genuinely don't sweat anymore.

Oh snap!!!

Staging isn't about filling a house with furniture.

It's about helping buyers see what's possible.

An empty room makes buyers work harder. They have to guess where furniture goes, how the space functions, and whether it will fit their lifestyle.
A staged room tells a story.

It helps buyers imagine hosting holidays in the dining room, curling up on the couch after a long day, or enjoying their morning coffee in that sunny corner.

And when buyers start imagining their life in a home, something important happens:

They become emotionally invested.

Real estate is part logic and part emotion. Staging helps bridge the gap between a house and a home.

Three things that give me the ick in real estate:

🧹 Homes that aren't show-ready
šŸ  Treating Zillow like it's the source of truth

Listen... we can disagree on a lot of things.

But if your listing photos look like they were taken during a tornado warning, we're probably not going to see eye to eye. šŸ˜†
