If I were texting my best friend while touring this house, this is pretty much how it would go.

Updated kitchen? ✅
A family room that looks straight out to the pool? ✅
Love that. A primary bedroom with its own view of the backyard? ✅

And then there’s the original 1940s pink hall bathroom, which I would personally beg someone not to touch. It has so much personality.

This is one of those houses where the individual features are nice, but it’s the way everything works together that makes it memorable.

Every summer I tell myself I’m going to have some self control.

And every summer, ice cream says, “That’s cute.” 😂

Honestly, if there’s ice cream involved, I’m probably already on my way.

Consider this your official reminder that your Modesto Realtor is very serious about real estate, but apparently not serious enough to say no to ice cream.

My top three, no hesitation:

Chocolate chip cookie dough, hands down, without a doubt.
Vegan cherry vanilla. If you know, you know!!
Reese’s peanut butter cup.

One of the most underrated first steps in buying a home?

A buyer consultation.

Not because it means you have to buy right now.

Actually, sometimes the best outcome of that conversation is realizing you have a little success work to do first.

Maybe you’re ready today. Maybe you’re six months away. Maybe you think you’re a year away and you’re actually much closer than you realized.

I once met a buyer at an open house who thought buying their first home was more than a year away.

Seven weeks later, they closed escrow.

That’s exactly why I don’t love guessing when it comes to real estate.

A good buyer consultation gives you clarity. We can look at where you are, what needs to happen next, and whether buying now actually makes sense for you.

No pressure. No rushing. Just a real plan.

Some places just feel like home.

I was born and raised here, and there’s something really special about getting to help people find their own little corner of a place I already love so much.

Because the years are going to pass either way.

You might as well spend them loving where you live.

Turns out, I couldn’t think of a single person who doesn’t need a friend in real estate.

Maybe you’re buying. Maybe you’re selling. Maybe you’re doing absolutely nothing right now but have a random question about the house down the street.

That still counts.

You don’t have to be ready to make a move to call me. Sometimes you just need someone you trust who knows real estate and will give you a straight answer.

A few things carrying me through summer right now:

Cold brew from my Rumble Jar, because summer without iced coffee is simply not happening.

A whole book series waiting for me, so I never have to figure out what to read next. Right now, I’m loving Only Magic in the Building by Courtney Walsh, Emma St. Clair, and several other wonderful authors. It is sweet, magical, and exactly the kind of escape I want.

And, of course, a farmers market. Give me fresh fruit, local finds, and a morning wandering through the stands, and I am happy.

Exactly... 😆

Zillow can give you an estimate. What it cannot give you is a strategy.

It does not walk through your home. It does not see the condition, the updates, the layout, the details buyers will notice, or how your home actually stacks up against the competition.

And it definitely does not know how I am going to market it.

I have sold homes for more than the Zillow estimate, and yes, I have the receipts.

Because your home value is not just about an algorithm spitting out a number.

Preparation matters. Positioning matters. Marketing matters. Negotiation matters.

And who you work with matters.

So check Zillow if you are curious.

Just do not confuse an estimate with a strategy.
