👋 Hi, if we haven’t met, I’m Jaci. I’m a Realtor serving Modesto, Stanislaus County, and the greater 209, and this year I’m celebrating 20 years of helping people make their next move.

So here are 20 things about the person behind the house tours and sold signs.

☕ Coffee, farmers markets, and farm stands? Absolutely.
🥒 Pickles? I cannot explain how strongly I feel about this.
🎶 You’ll find me singing in choir, but apparently you should not take driving advice from me.

After 20 years, giving buyers their keys is still my favorite part of this job. Getting to know the people behind those front doors is what makes it personal. ❤️

Penny University Coffee is one of my absolute favorite spots in Modesto!

Here's the thing. You're making one of the biggest financial decisions of your life. You're not supposed to know everything!

A real estate transaction has a lot of moving pieces.

Your Realtor.
Your lender.
Escrow.
Inspectors.

And when the right people are communicating, anticipating problems, and actually doing their jobs, the process can feel pretty smooth.

When they’re not?

Suddenly everyone is Robert asking for one more thing.

Not every hiccup can be avoided, but the team you choose can make a big difference in how those hiccups are handled.

The numbers may not officially call this a buyer’s market.

But as a full time Realtor working in this market every day, I’m seeing something buyers should be paying attention to. 👀

👋 If we haven’t met, I’m Jaci. I’m a Realtor serving Modesto, Stanislaus County, and the greater 209, and part of my job is helping buyers recognize opportunity before everyone else sees it too.

Right now, I’m seeing:

👉 Less competition
👉 More time to make a decision
👉 More homes to choose from
👉 More opportunity to negotiate price, credits, repairs, and terms

That does not mean every seller is desperate or every house is a deal.

It means buyers have more negotiating room than they have had in a while, and I do not expect that opportunity to stay a secret forever.
