Straight out of college, after obtaining my Bachelors in Economics and Political Science from the University of California - San Diego, I started working with my family in the business and I haven't stopped. Think you need thousands of dollars sitting in your bank account before you can buy your first home?

I just helped a couple who were ready to buy their first home—but their down payment was the thing holding them back.

Here are 4 types of down payment assistance you should know about:

🏠 Forgivable assistance — may be forgiven after meeting certain requirements, often with no monthly payment.

🏠 Second mortgage assistance — helps with your upfront costs, but typically comes with payments that eventually need to be paid back.

🏠 Deferred 0% loans — no monthly payment, but the balance may become due when you sell, refinance, or otherwise trigger repayment.

🏠 Down payment assistance grants — some programs provide funds that don’t require repayment, but don’t assume every “grant” is completely free. Some can still involve a lien or other requirements.

And here’s the part most people don’t realize:

Some DPA programs don’t require you to be a first-time homebuyer. Some may not have income limits either.

The right program depends on your state, income, credit, property, and loan scenario.

🚨 You might be closer to buying a home than you think.

FHA loans can allow 3.5% down with flexible qualifying guidelines—so 20% down isn’t the requirement many first-time buyers think it is.

Budgeting for your mortgage payment and knowing what it should be is paramount before shopping for a home…

If your lender says you are qualified to buy a home for $400,000… don’t take that as the final answer…

Ask what is my total payment? You then check to see if that matches your comfort level and budget…

Ask about the interest rate and what happens to the payment if rates rise???

The more you know the better prepared you are…

Here is an example of what I’m talking about…
If you make $60,000 a year and your partner who will be a co-borrower on the loan makes $48,000 a year

60,000/12 =5,000
48,000/12 =4,000

5,000+4,000 =9,000
9,000 x .28 =2,520

DON’T JUST NEGOTIATE THE PRICE.
NEGOTIATE THE PAYMENT.

Most buyers think the goal is to negotiate the lowest price.

I think you should be negotiating for the lowest payment.

If I were buying today and had 20%+ available, I wouldn’t automatically put it all into the house.

I’d seriously consider putting less down and using the difference to:
→ Permanently buy down my interest rate
→ Reduce or eliminate mortgage insurance
→ Keep more cash available after closing

And if I only had 3–5% down?

That’s when I’d be looking closely at seller concessions.

Instead of asking the seller to drop the price $20,000, I’d ask what a $20,000 seller credit could do for my payment.

Because a lower purchase price doesn’t always move the payment nearly as much as people think.

A strategically used seller credit can potentially do a LOT more.

The key is knowing the rules for your loan program and having a plan for the credit BEFORE you negotiate.

Your agent negotiates the credit.

But you should know what you’re asking for and why.
