Utilities can vary a lot depending on the home. Older homes, bigger homes, pools, HVAC systems… all of that adds up real quick 💸

So while you’re budgeting for your payment, you also need to factor in:
✨ PG&E / electricity
✨ water + sewer + garbage
✨ AND still have a cushion for those “uh oh” moments like a roof, appliances, or repairs

Because the goal isn’t just to buy the house… it’s to comfortably AFFORD it after you move in

Buying a house is literally online dating… but with way more paperwork and less ghosting.

You:
• Meet online
• Stalk the pictures
• Show up hoping it looks like the photos
• Inspect everything (yes, EVERYTHING 👀)
• Ask your parents what they think
• Have a serious money talk

That’s exactly why contingencies exist. They’re built-in protections during escrow that give buyers time to inspect the home, confirm financing, and make sure the value makes sense before fully committing.

Contingencies give buyers an exit if something doesn’t check out, before it becomes their problem.

When buyers understand how inspection, financing, and appraisal contingencies work, the process feels a lot less scary and a lot more controlled.

I hear this a lot before listing:
“We’ll just price it lower because it needs work.”

That approach can work for upgrades… outdated kitchens, old flooring, cosmetic stuff.

But pricing lower does not cancel maintenance issues.

Even when a home is priced accordingly, buyers (and their lenders) will still care about things like roof condition, pest damage, and safety items. Those don’t disappear just because the price is lower.

That’s why some homes get offers quickly… and then hit issues once inspections and lender reviews start.

A strong listing strategy isn’t just about price, it’s about understanding what will still come up after you’re in escrow.

But it’s also the most important money you’ll spend in the entire process.

The inspector isn’t there to tell you to buy the house. They’re there to show you everything about it. What’s normal, what’s aging, and what you can ask for.

This is your education period.
