Imagine getting the keys to your new home… and every light fixture you saw when you bought it is GONE. 😳

Can the seller actually take them?

In California, items that are attached to the property are generally treated as part of the real property unless the contract says otherwise.

That can include things like chandeliers, ceiling fans, attached lighting and other fixtures.

If a seller wants to keep a particular fixture, it should be addressed in the purchase agreement so everyone knows before closing what stays and what goes.

And buyers, this is one reason your final walkthrough matters.

It gives you an opportunity before closing to verify that the property is in the expected condition and that items that were supposed to remain haven’t disappeared.

✈️ The Real Estate Wingman Tip:

Never assume. Get it in writing.

Selling your home can be stressful, especially when it’s taking longer than you expected.

Maybe you’ve already reduced the price.
Maybe showings have slowed down.
Maybe you haven’t received the offer you were hoping for.
Or maybe your listing expired and you’re wondering what went wrong.

It doesn’t necessarily mean there’s something wrong with your home.

Sometimes you just need to regroup and take a fresh look at the strategy, the price, presentation, marketing, positioning, and how your home is competing with what buyers have to choose from today.

The important thing is not to get discouraged.

A home that hasn’t sold yet doesn’t mean it can’t sell.

If you’re thinking about selling, currently struggling to sell, or your listing recently expired, I’d be happy to take a fresh look and give you my thoughts.
