Here’s what’s happening in the market right now:

📍 Active Listings: 591
⏳ Pending Homes: 213
✅ Homes Sold: 125
💲 Average Listing Price: $633,000
🏷 Average Sold Price: $504,000
🗓 Average Days on Market: 47 days

What does this mean?

Inventory is still moving, but homes are taking just over a month to sell. The gap between list price and sold price tells us buyers are negotiating and strategy matters more than ever.

If you’re a homeowner in Stanislaus County, pricing correctly and marketing aggressively is key.

If you’re a buyer, this market gives you leverage, but you still need to move smart.
