Here is how to fully grasp this. You can see the median (average) list price. What is you really need to notice on what's going on in your town are the other 3 factors.
1. Active Listings, this is your competition. This tells you as of right now, how many other homes, your home will be going against. This is why you need a good broker that will break down where you are in the market. Say you have a 4 bedroom, 2.5 bath. The breakdown begins here. How many 4 bedroom 2.5 (or 3) bathroom homes are for sale. How many in the same school border? Condition, upgrades....as you narrow in, this will give you a more accurate idea for pricing and competition.
2. Median (average) days on the market. This tells you about how long it will take your home to receive an acceptable contract. If your home is unique in features or valued much higher than the average home, you can probably expect the market time to be longer.
3. New Listings - This is how many new homes have been listed for sale in the last 5 days.
