One of the hardest conversations in real estate?
Explaining that a home’s value is determined by what buyers are willing to pay in TODAY’S market… not by emotion, online estimates, or what a seller hopes to walk away with.

Pricing is strategy.
And strategy is what separates homes that SELL from homes that SIT.

Sometimes the truth sellers need to hear is this:
Overpricing doesn’t “leave room to negotiate.”

Buying a home is more than finding a pretty kitchen and making an offer.
What most buyers don’t realize is how many deals fall apart because of avoidable decisions made during the process.

Lenders are watching financial stability from contract to closing. A new car payment, increased credit card debt, unexplained deposits, or employment changes can completely change loan approval.

Emotions can also become expensive. Waiting too long to make an offer in a competitive market can cost you the home entirely. Fighting over minor negotiation items can kill a deal that otherwise made financial sense. Shopping beyond your comfort zone can leave buyers overwhelmed after closing instead of excited.

And one of the biggest mistakes? Thinking withholding financial information from a lender will somehow make things easier. It won’t. Underwriting always catches up.

The reality is this:
Getting under contract is only step one.
The real goal is getting to the closing table successfully, financially prepared, and protected from costly mistakes along the way.

A good agent doesn’t just help you buy a house. They help you avoid the decisions that could cost you one.

Market Update: Inventory Is Finally Moving

The spring market is doing exactly what it typically does; waking up.

Last week, 6,027 new residential listings were added to the market, marking the largest single week surge in new inventory since July 2025. That’s a 22% increase week-over-week and 4% higher than the same time last year.

What this means:

Sellers are entering the market. Many homeowners who were waiting on the sidelines are now listing as the spring selling season ramps up.

Buyers are getting more options. Increased inventory helps ease some of the pressure buyers have felt from limited supply.

⚖Competition may start balancing out. More homes on the market can reduce extreme bidding wars, but well-priced homes are still moving quickly.

Seasonally, this trend is expected. Inventory typically climbs through April, May, and early June as the market hits peak activity.

Bottom line:
The market isn’t slowing! It’s expanding!
