Tim Miner, Realtor - HomeSmart Residential & Commercial Realty

Tim Miner, Realtor - HomeSmart Residential & Commercial Realty Tim Miner is a full-time real estate broker licensed in both Illinois and Iowa, proudly serving the Quad Cities area.

He began his real estate career in 2020 as a dual-career agent and transitioned to full-time in 2023, driven by a strong commitment to integrity, professionalism, and client-focused service. Tim’s passion for real estate began with a personal experience—purchasing a home without an agent. What he thought would be simple turned out to be full of hidden risks and missed opportunities. That experienc

e sparked a desire to help others avoid the same mistakes and navigate real estate with confidence and clarity. Clients consistently praise Tim for his transparency, patience, and outstanding communication. As one client put it, “Tim is great, professional, a great communicator, and truly cares for your best interest.” Whether walking through dozens of homes or breaking down the details of a contract, Tim ensures his clients feel informed, supported, and empowered. Tim holds several professional designations through the National Association of Realtors, including ABR (Accredited Buyer’s Representative), PSA (Pricing Strategy Advisor), MRP (Military Relocation Professional), SFR (Short Sales and Foreclosure Resource), GREEN, and C2EX (Commitment to Excellence). He is also commercially licensed and nearing completion of his managing broker license. Versatile and experienced, Tim works with a wide range of clients—from first-time homebuyers and families to investors and seniors transitioning to assisted living. No matter the situation, he brings a steady hand and clear guidance to help clients make confident, well-informed decisions. Born and raised in the Quad Cities, Tim has lived here all his life. He appreciates the area’s balance of small-town pace with access to major cities, affordability, and a strong sense of community. It’s where his roots are—and where he’s proud to help others put down their own. When he’s not working, Tim enjoys reading, journaling, listening to podcasts, working out, and biking along the river. He also enjoys discovering new music at one of the area’s many underrated live music venues. On weekends, you’ll often find him at the dog park with Ruby, his girlfriend Kristina’s energetic Vizsla. Together, Tim and Kristina share a blended family of six kids and three dogs. Most people are surprised to learn that he’s learning Russian—a nod to Kristina’s heritage. Before entering real estate, Tim spent nearly two decades working in distribution and leadership, followed by several years managing construction projects in both residential and commercial spaces. These roles gave him firsthand experience solving complex problems under pressure and leading teams through high-stakes decisions. He now brings that same creative problem-solving approach to real estate. Clients describe him as trustworthy, sincere, dependable—and someone who genuinely cares about helping them succeed.

Remember a few years back when sellers held all the power and buyers were stuck offering way over asking or waiving inspections just to get a chance at the house? In many markets, those days are behind us.

Has anyone taken the time to explain how much the market’s shifted? Or what it means for your move?

In 2021, nearly every major housing market in the country favored sellers. But now, only about 1 in 3 does.

And that changes the dynamics for you.

If you’re buying, you may have more negotiating power. If you’re selling, pricing and presentation matter.

But here's the catch, it's not the same story everywhere. Some markets are strongly in buyers' favor right now. Others? Sellers are still winning. It all depends on where you live.

That’s why you need a pro. A great agent knows which way our local market is leaning and how that can change everything about your strategy.

Putting off buying a home? Maybe you're waiting for a crash to get a better deal – or afraid you'll buy now and watch your home's value fall later.

Either way, the widespread drop you're bracing for may not be coming.

Yes, a few markets are seeing mild declines. But more than 100 economists and housing experts expect home prices will actually rise nationally over the next five years – not fall.

And waiting for a deal that never comes could mean passing up the chance to gain thousands in equity or paying more in a few years for the same home.

So before you decide to wait, let's talk about your options and what prices are really doing in our area.

One of the biggest reasons buyers are still sitting on the sidelines is because they think home prices are going to come down.

Home Prices Are Rising in 71% of Markets

Even though you may be hearing talk about prices crashing online, it’s not true nationally. While some areas are seeing slight declines, prices are still going up in 71% of markets. That means the majority are seeing prices rise, not fall. So, don’t believe everything you hear online. If you want the truth, lean on the pros.
