If your living room doesn’t have these, is it even a living room?

These are the six essential things every living room should have (according to interior designers)

1. COMFORT
This is one I’m definitely on board with. Life’s too short for uncomfortable couches.

2. STATEMENT PIECE
Think rugs, chairs, or artwork. Something that the eyes go to when you walk into the room

3. MULTI-FUNCTIONAL FURNITURE
A living room needs plenty of storage for books, electronics, blankets, etc without feeling cluttered

4. DIFFERENT LIGHTING
Have lighting for every mood. Want to relax? Turn on your side lamp for dim lighting. Having friends over? Turn on your overhead light for a bright room

5. COFFEE TABLE
Living rooms don’t look the same without a coffee table. It’s like a dog without a collar

6. GREENERY
And by greenery I mean a faux plant that can’t be killed

If there’s one thing we’re not letting happen in 2024- it’s ignoring the things that’ll stop us from one day owning a home

Working on things like your credit, saving more, & paying off debt are all so important to be able to make investments

These 4 things will STOP you from becoming a homeowner this year:

*High Credit Utilization: Stop maxing out your credit cards & work to pay off large balances

Tip: add up your credit card balances & divide them by your total credit limit. Lenders want to see a number between 10-30%

*Not Calculating Closing Costs: Closing costs aren’t the same as your down payment. These are costs that range from 1-6% of your purchase price depending on where you live.

Don’t forget to save for this!

*Buying Unnecessary Things: Instead put the money in your down payment savings. The more you have for a down payment the more likely you’ll get approved!

Tip: Start saving while you’re fixing things like your credit score! It’s never too early to save for a down payment

*Inconsistent Employment: Use this year to give it your all in your career so you can have a stable source of income that you can show lenders

Reminder: If self-employed you’ll need to show two years of tax returns

Just like a phone, we need to recharge too. Self-care in my opinion is a necessity to give you the energy to be more productive and be in a better headspace

When it comes to real estate it’s no surprise it’s the foundation of the rich

The average homeowner has $200K in equity this year

This one may be a no brainer but work on keeping relationships with people in your life

Relationships are the backbone of my business and it’s the reason I can keep my job
