This seller… let me tell you... he was a HOOT!!! 🤣
When we first met, he said, “Get my d*mn house sold ASAP. I'm goin' to Florida!”
Challenge accepted. 💪
Listed on a Monday… under contract by that Wednesday— with the pick of multiple offers.
He originally wanted to price a little higher, & I told him, “Sit back, let me work my magic, & trust me.” When a home is priced right, you create competition & buyers feel the pressure. That’s exactly what happened — the buyers stepped up & almost every offer came in ABOVE asking price.
Funny enough, he ended up choosing the lowest offer (at list price)… but it was an all cash, no contingencies offer & a quick close.
Moral of the story:
1.) Trust your agent & the strategy
2.) Price isn’t everything. The terms can be just as important—sometimes even more.
