HOW TO INCREASE THE VALUE OF A SMITH MOUNTAIN LAKE HOME

Every homeowner wants the value of their home to go up. But other than just “waiting” for the market, what else can you do?

Although house updates and renovations will of course add value, for homes at Smith Mountain Lake, it pays off to take a somewhat different approach. The top 3 things that impact the value of a home at SML are: 1) the view; 2) the slope of the lot; 3) the waterfront (meaning how much of it do you have, how deep is it, how pretty is the water, do you have a good boat dock, etc.).

You might be thinking, “I can’t really change any of those things!” but that would be incorrect. With rare exceptions, you can almost always change these things for the better. I discuss this below. In addition to adding value, improving these factors will likely enhance your enjoyment of the property as well!

THE VIEW: The best way to increase your property’s value is to improve the lake view as much as you can. So if you have a lot of trees blocking your view of the lake, removing those trees will dramatically open up your view of the water, and increase your property’s value. Removing trees below the 800’ contour requires a permit from AEP. Trees above the 800’ contour can be removed without a permit, as long as your HOA/POA allows it. Years ago, we bought a vacant waterfront lot that was heavily wooded; it was so wooded that you could not see the lake at all from anywhere on the lot, except for standing right at the shoreline. But I could tell with the trees gone, the view would be tremendous. So we bought that lot for $220,000. We then had the trees removed for about $20,000 cost. The first time I drove to the lot after the tree clearing, I was astonished by what I saw. The view was absolutely breathtaking. Just 5 months later, we sold that lot for $389,750. It was once a lot with NO view of the water. By spending $20,000 on tree clearing, we changed it to a lot with a beautiful water view. I believe this price increase was ALL because of this new water view.

As an example of this process, here are photos of one lot I’m familiar with that had tree clearing done. The first photo is the “BEFORE” picture, the second is the “AFTER.” This is the SAME lot! And both photos are looking towards the water. The photos don’t do it justice for showing the transformation, but hopefully you can still see the difference.

THE SLOPE: Regarding the slope of a lot (the more gentle the slope, the better), what can you do? Well, you can’t really change the slope, but you can significantly improve a property with a steep slope. How? A gentle slope allows for an easy way to get to the dock; that’s why it’s so desired. But if you have a steeper slope for example, are you doomed to a difficult walk every time? NO! You can install a golf cart pathway from the house to the waterfront/dock. Even if the lot is steeper, the “ease” of getting to the dock will now be there, and that’s what’s most important. A golf cart path is actually good to have regardless of your slope. If you want to carry a cooler full of food and drinks to the dock, do you really want to carry all that in your hands? Even if it’s a gentle slope? Adding a golf cart path (paved or gravel) makes egress to the dock easy, and will add to the value of your property.

THE WATERFRONT: For the waterfront, you of course need a boat dock. But you can improve the value of your home by properly maintaining the dock. Replace old and/or rotted deck boards. Replace boat lift cables when they get worn out. Keep the dock clean. Set up a table with an umbrella where you can sit. Other than the dock considerations, you might also consider adding a firepit area, or a nice patio near the waterfront (fyi, those things do need to be above the 800’ contour however). Any nice area where you can “hang out,” and enjoy a cup of coffee, or glass of wine while taking in the peace and quiet of the lake.

Keep in mind that people buy homes at Smith Mountain Lake for…wait for it…….the LAKE! You don’t have to come to SML to buy a nice house; you can do that anywhere. People come to the lake for the “sun and fun” they get to enjoy here. As a result, the specific “lake aspects” of a property are the factors that truly drive the prices of homes at SML.

SHOULD I BUY AN SML HOME ABOVE OR BELOW THE BRIDGE??

Well first off, what on earth am I talking about?? What is “the bridge,” and what do I mean by “above and below?” To clear that up a bit, let’s look at a simple map of SML. At this link is a map I marked up myself, which can be viewed on the website at https://smithmountainlake.homes/about-sml/

“The bridge” means Hales Ford Bridge, which is marked on the map. Above just means north of the bridge when looking at the map, and below means south of the bridge (it’s just easier saying above and below; that’s the common vernacular here). There are also 2 main counties that touch Smith Mountain Lake: Bedford and Franklin. Franklin is on the “left,” and Bedford on the “right” (also marked on map).

Often I am asked by prospective buyers when they visit Smith Mountain Lake, “what are the best parts of the lake?” And “where are the highest home values?” Things like that.

So, let me answer the question of “where are the highest homes values” first. For that, I will say it is “below” the bridge, on either side of the lake. Does this mean you should forget about homes “above” the bridge? Not at all. In fact, you may end up getting a great deal on a wonderful SML waterfront home by buying above the bridge. But the reality is Smith Mountain Lake homes below the bridge tend to have, and retain, a bit higher value, and typically sell faster and easier.

Why is that? A big reason is simply the more central location on the lake. Being below the bridge puts you’re a lot more in the middle of things, and in closer proximity to areas of interest, either by car or by boat. This more central location is a reason many people consider “below the bridge” to be the best area of the lake. Another reason is the perception that the water views above the bridge are not as open or wide. It does look that way on a map, right? But honestly I think that perception is undeserved, and just not that accurate. The reality is the water views “above” the bridge are far wider and longer views than you might think.

Here’s an example: the photo below is from a home one of my client’s bought recently (not the best pic-I just took it myself with my phone standing there). This home is WAY, WAY above the bridge though, and still offers great views (plus a ton of privacy).

So again, if you are willing to consider homes above the bridge, you may end up getting a great home at a great price.

Other considerations regarding areas of the lake have to do with whether or not you intend to rent your home (like Airbnb vacation rentals). If you do, Bedford County is regarded as the best area, but it’s certainly not the only option. But unfortunately that is a much bigger topic, and I will need to devote a future post for that discussion. WEATHER at Smith Mountain Lake

Some common questions about the weather at Smith Mountain Lake are: How much does it snow in the winter? How good are the snow removal crews? How hot does it get in the summer? How humid does it get? What are the bugs like during summer? And others.

Smith Mountain Lake averages 10 inches of snow per year. What does mean in practical terms? Well, some winters we don’t get any snow at all. Other years if there is a big snowstorm on the east coast, we will get some of that. The good thing is with average winter high temperatures in the 40s, snow here doesn’t stay on the ground for very long. Here’s an example from a recent winter: we had only one snowstorm, and it resulted in about 5 inches of snow. Within 4-5 days, almost all of that snow had melted. That’s fairly typical. Most homeowners don’t even employ snow removal contractors, although those services are of course available.

As for the Virginia Dept. of Transportation snow removal crews at Smith Mountain Lake, they are quite good. You’ll see their trucks out on the roads before, during, and after a storm.

What about the summer; how hot does it get? The average high during summer is 86, but days in the 90s are not uncommon either. The average humidity at Smith Mountain Lake is about 65%. That’s not super dry (like Phoenix), or super humid (like Florida), but could be considered a “medium” level of humidity, which tends to be comfortable.

What about bugs during summer? Like almost everywhere, we do have our share of bugs during the warmer months. Things like stink bugs, gnats, bees, and so forth are common. Fortunately there are numerous pest control companies available to handle this issue for you. Although often people don’t believe me when I tell them, for some reason, we just don’t get mosquitoes at Smith Mountain Lake! I don’t know why, and there are plenty of other bugs, but for whatever reason mosquitoes are not an issue here. One pesky bug to be careful of however, particularly during hot periods, are “chiggers.” If walking through a wooded area, baby chiggers can be drawn to your legs (it’s the baby chiggers that are the problem). They are so small, you cannot see them. And you cannot feel anything either…until the next day. If you’ve gotten chiggers on your body, the next day you may have red welts everywhere, and have itching like you wouldn’t believe! I know from experience, and it’s not fun. As with most things however, the best medicine is prevention, and there are all kinds of chigger repellent products available. Just Google “chigger spray” and you’ll get a huge selection. I keep this kind of spray in the trunk of my car, so I can use it anytime I might be walking in a heavily wooded area. It works!

Spring and Autumn are personal favorite seasons of mine at Smith Mountain Lake. It’s not too hot, certainly not too cold, the lake is a little less crowded, and it’s absolutely beautiful. If you get a chance to visit SML especially in Autumn, I highly recommend it!
