Sometimes things happen that remind you there are still GOOD folks in the world. A couple of weeks ago, I was at a home inspection with one of my “go-to” home inspectors, Sean. As he was wrapping up, I told him I had to hurry home because I had noticed my sink was leaking underneath the cabinet that morning. So before I left, I had shut the water off, but now I needed to find someone to fix my faucet.

To my surprise, Sean said, "I'll come look at it."

When we got to the house, he sent me to buy a new faucet. And then he even installed it for me. What a great guy!

I’m pretty handy, but I’m no plumber. So I was extremely grateful for Sean’s help.

In this crazy, fast-paced world, when someone takes time out of THEIR day to make yours better?

It’s moments like this that remind me there are still really good folks in this world who are willing to help. And one small act of kindness can make a huge difference.

It did for me that day!

I have been to The Jolly Grape a couple of times with a group of friends, and both times we had a wonderful experience. From great service to food and w**e tasting with lots of laughs!

Shout-out to Karen, our host and expert, for handling a table of women with glasses of w**e!

They offer charcuterie boards, sandwiches, caprese salad, dips, and all sorts of great bites to eat. I had the caprese salad last time, and it was perfect. Very yummy!

The Jolly Grape has a great location in the Grandin Village area of Roanoke. Regardless of whether w**e is your thing, if you haven't been, you need to go!

I'd like to give a big shoutout and THANK YOU to my buyer! She told me a couple years ago that when she was ready, she would use me to sell her lake access home here at Smith Mountain Lake. Turns out, she eventually wanted to downsize to a one-level in a different community off water.

She called me when she found a For Sale By Owner in the community she wanted. Now, FSBOs can be a challenge since there’s not a Realtor on the other side to work with.

But I quickly rolled up my sleeves and got to work to make this happen for her.

We scheduled all the inspections and I was there at the house for each one since the owner did not live here. I handled the communication for my buyer directly with the seller. This isn’t the norm with real estate, but we made it happen!

My client got the home she wanted and is now starting a new chapter loving life here at SML.

So thankful I have my vendors and contractors I can count on for any type of transaction. They made the whole process smooth for my client!

I’m a born-and-raised Vinton Terrier, but this weekend I cheered for the Franklin County Eagles. 👏 My daughter made her middle school volleyball A-team (first try as a 7th grader), and her middle school jamboree this past weekend was against my alma mater at my old high school gym.

I played volleyball all through middle school and high school for the Vinton William Byrd Terriers, so walking back into that gym with my own daughter to play volleyball was the most magical, nostalgic experience ever!

I had been joking with her all week about who I was going to cheer for. I mean, obviously, my small-town student-athlete heart is still with the Terriers.

But watching my girl represent her own school and community warms my heart. I am officially a mom of an Eagle athlete. So I cheer accordingly. 😂 And yes, I am even wearing Eagle swag now.

To say I'm proud and happy is an understatement.

I've seen her practice, attend camps, open gyms, and compete in travel ball the last couple years. She has worked for it and earned her spot on the team! And I look forward to this season watching them play.

From one athlete mom to another, enjoy every moment, y’all. Parenthood is pretty cool. ❤️

So personally, I don’t understand why some people move away. I think living here in the SML area is heaven on earth! The only “acceptable” reason to move away is to be closer to family. 😉 And that’s exactly what I was able to help my seller do.

She loved the area but understandably loved her grandkids more. And they lived in North Carolina.

She had already found a new construction house in North Carolina that she loved. So, while it was being built, we put her house here on the market.

I filmed a walkthrough video of her home that I had professionally edited. Then I launched a targeted ad strategy to get the most exposure possible on it.

It worked! Her video racked up 139,000 views.

We had showings and interest but didn’t find the right buyer to make an offer until only a few weeks before she needed to move.

I found a great buyer who, ironically, was looking to move HERE to be closer to their family. It was meant to be.

Both the buyer and the seller agreed to let me be the mediator and work them both through this buying/selling process.

It’s really cool when you get to help someone make such an important transition that gets them closer to their family. It’s even cooler when you get to help two sets of people do that in one transaction!

Congratulations to my seller on a new home in North Carolina, and congratulations to the buyer who can plant roots next to their family right here in town.
