There’s an old Irish saying:
“𝗠𝗮𝘆 𝘆𝗼𝘂𝗿 𝗵𝗼𝗺𝗲 𝗮𝗹𝘄𝗮𝘆𝘀 𝗯𝗲 𝘁𝗼𝗼 𝘀𝗺𝗮𝗹𝗹 𝘁𝗼 𝗵𝗼𝗹𝗱 𝗮𝗹𝗹 𝘆𝗼𝘂𝗿 𝗳𝗿𝗶𝗲𝗻𝗱𝘀.”

The best homes aren’t measured in square feet or lake views (though those are nice). They’re measured in laughter around the table, neighbors dropping by, and the quiet comfort of a place that truly feels like yours.

At our house, Henry and Bailey are pretty sure that includes dogs, too.🐾

On St. Patrick's Day, it’s a good reminder of what “home” is really about.

☘️ Wishing you a home filled with warmth, welcome, and plenty of room for the people who matter most.

𝗦𝘁𝗼𝗿𝗺𝘀 𝗼𝘂𝘁𝘀𝗶𝗱𝗲. 𝗨𝗽𝘀𝗶𝗱𝗲-𝗱𝗼𝘄𝗻 𝗰𝗮𝗹𝗺 𝗶𝗻𝘀𝗶𝗱𝗲.

The severe weather threat around Smith Mountain Lake has passed, and my two real estate assistants, Henry and Bailey, have officially stood down from storm duty and returned to their preferred recovery position - upside-down relaxation.

We’re not quite finished with the system yet. The back side of the storm is moving through now, with temperatures dropping quickly and freezing conditions returning overnight. Winter makes another brief comeback tomorrow. ❄️🥶

Days like this are a quiet reminder of what home really gives us — a safe place to ride out the storms and a comfortable place to relax once the skies clear.

Hope everyone around Virginia stays safe.

Yesterday felt like full-blown summer. 𝟴𝟱°, windows open, and I was outside sweating while cutting up branches from the trees we had taken down in the yard last week.

Fast forward to today…

❄️ It’s 𝘀𝗻𝗼𝘄𝗶𝗻𝗴
🥶 𝗙𝗲𝗲𝗹𝘀 𝗹𝗶𝗸𝗲 𝟮𝟯°
🏡 The house is still 𝟳𝟬° 𝗶𝗻𝘀𝗶𝗱𝗲 𝘄𝗶𝘁𝗵 𝘁𝗵𝗲 𝘄𝗶𝗻𝗱𝗼𝘄𝘀 𝗰𝗹𝗼𝘀𝗲𝗱 𝗮𝗻𝗱 𝘁𝗵𝗲 𝗵𝗲𝗮𝘁 𝗼𝗳𝗳
🩳 And yes… I’m still wearing shorts and working from home.

The high today was actually 𝟳𝟮° 𝗮𝘁 𝟭𝟮:𝟬𝟭 𝗮.𝗺.
By midnight tonight we’re headed for 𝟯𝟲°.

The 𝗱𝗮𝗳𝗳𝗼𝗱𝗶𝗹𝘀 𝗵𝗮𝘃𝗲 𝗴𝗼𝗻𝗲 𝗶𝗻𝘁𝗼 𝗵𝗶𝗱𝗶𝗻𝗴, the 𝗿𝗲𝗱𝗯𝘂𝗱 𝘁𝗿𝗲𝗲 𝗹𝗼𝗼𝗸𝘀 𝗹𝗶𝗸𝗲 𝗶𝘁’𝘀 𝗾𝘂𝗲𝘀𝘁𝗶𝗼𝗻𝗶𝗻𝗴 𝗶𝘁𝘀 𝘁𝗶𝗺𝗶𝗻𝗴, and 𝗛𝗲𝗻𝗿𝘆 & 𝗕𝗮𝗶𝗹𝗲𝘆 𝗮𝗿𝗲 𝗰𝘂𝗿𝗿𝗲𝗻𝘁𝗹𝘆 𝗽𝗿𝗼𝘁𝗲𝘀𝘁𝗶𝗻𝗴 𝗴𝗼𝗶𝗻𝗴 𝗼𝘂𝘁𝘀𝗶𝗱𝗲.

If you’ve lived in Virginia long enough, you know this routine well.

Days like this are a pretty good reminder of how important a 𝘀𝗼𝗹𝗶𝗱, 𝘄𝗲𝗹𝗹-𝗺𝗮𝗶𝗻𝘁𝗮𝗶𝗻𝗲𝗱 𝗵𝗼𝗺𝗲 really is. When temperatures swing wildly, things like insulation, good windows, and a reliable HVAC system make all the difference.

Virginia weather may keep us guessing —
but a good home should always keep you comfortable.

Reminder: clocks spring forward tonight. ⏰

Henry and Bailey have already reviewed the situation and filed their official request:

Breakfast should stay at the normal time.
Walks should stay at the normal time.
Treats should absolutely stay at the time.

So it looks like the only thing changing tomorrow…
is our 𝘀𝗹𝗲𝗲𝗽 𝘀𝗰𝗵𝗲𝗱𝘂𝗹𝗲.

On the bright side — longer evenings and spring getting closer around Smith Mountain Lake.

Dog owners — do your pets notice the time change too? 🐾

Buying your first home feels big — because it is.

There are loan estimates, inspections, appraisals, closing costs, and more paperwork than most people expect. Some decisions are emotional. Some are financial. Knowing which ones truly matter makes all the difference.

The goal isn’t just getting a house. It’s making a smart first move.

If you’re thinking about buying your first home, let’s simplify the process and map out the right steps.

Exciting things are happening at the lake!

Imagine the possibilities… Help make them real.

We’re working to transform Westlake Cinema into a place where people can come together to learn, to perform, to enjoy and to belong.

Picture an inviting gallery space. A welcoming café. A dedicated theater designed for live performances. Two additional theaters that continue showing movies. Classrooms filled with curiosity. Conversations that spark new ideas. Moments that bring generations together.

This vision depends on community support. Learn what’s next for our community — and how you can be a part of it.

If you’ve been hoping for more options in the Westlake corridor, this is worth a look.

New residential growth continues along 122 — and that can mean fresh inventory, future conveniences, and long-term impact on surrounding values.

Whether you’re actively buying or just watching the market, staying ahead of what’s being approved matters.

If you’d like to talk through what this could mean for you, give me a call or DM.

During their meeting on Feb. 17, the Franklin County Board of Supervisors unanimously approved applications for a new housing development in the Westlake Village area, located at 12800 Booker T

A little Valentine’s Day note from me to you 💌

Helping people navigate buying and selling homes - whether it’s a first step or a final goodbye - will never feel like “just a job” to me. It’s personal. It matters.

This poem is my way of saying thank you - to past clients, future clients, and everyone quietly thinking about what their next chapter might look like.

If you ever have questions, curiosity, or just need clarity around home decisions, I’m always here to talk.

Wishing you a Happy Valentine’s Day ♥️🏡
