🌊 Jersey Shore Market Snapshot | August 2026

The August numbers tell two very different stories across Monmouth & Ocean Counties. Monmouth single-family homes are still moving quickly and averaging 102% of original list price, while Ocean County saw a 14% drop in single-family sales year over year. Meanwhile, condo inventory is up about 9% in both counties. Perhaps signs that buyers may finally be seeing a little more choice.

So very happy for my dear clients/friends who just sold their first home this past week. After many years and lots of memories here, it was finally time to pass the keys on to someone new.

The road to closing wasn’t completely straightforward. After an initial transaction didn’t make it to the finish line, we went back on the market and found a new set of buyers who approached the transaction reasonably, kept things moving and closed right on schedule.🙌

Congrats to my sellers who just closed on their property in North Middletown!

This home had tons of potential and attracted plenty of buyer interest right out of the gate, but one buyer wasted no time and came in almost immediately with a strong all-cash offer, no inspections and no contingencies. Sometimes the strongest offer isn’t just about price, it’s great terms can make all the difference!

The result? One of the smoothest transactions I’ve had in a while.

🏡 JUST SOLD!

This one made me especially happy. I was referred to this buyer through an acquaintance, and after having already experienced just how frustrating this market can be, he was determined to keep going and find the right opportunity.

I have to say, I was incredibly impressed by his drive to become a homeowner at such a young age, especially in a market where buyers are facing limited inventory, high prices and plenty of competition.
