Here’s what we’re seeing in Polk County right now 👇

The average sale price for Q1 2026 was $488,746, with prices increasing each month—ending the quarter over $507K in March.

This upward trend shows momentum building as we head into the spring market.

This week the national average 30-year fixed mortgage rate dropped to 5.99% — the lowest we’ve seen in years.

Rates vary by lender and scenario, but this is still a meaningful shift.

Here’s something I often show clients:

Even a 1% difference in interest rate can increase buying power by about 10%.

Here’s what that looks like:

If someone is comfortable paying about $2,991/month (principal & interest):

At 6.99%, that supports roughly a $450,000 loan.

At 5.99%, that same payment supports about a $500,000 loan.

That’s around $50,000 more buying power.

If the last time you ran the numbers was when rates were in the high 6% range, it might be worth revisiting.

Another way to look at it:

On a $450,000 loan, the difference between 6.99% and 5.99% is about $295 per month.

That’s real money.

Rates don’t have to drop dramatically to change what’s possible. Even small shifts matter.

When I meet with a new client, I often ask this question:
“What are the three most important things you’re looking for in a Realtor?”

Common answers I hear:
• Honesty — someone who will tell the truth, even when it’s hard
• Clear, reliable communication
• Strong local market knowledge

At the core of my business are values that guide how I show up for my clients every day: honesty, integrity, hard work, loyalty, and clear communication.
