In June 2023, Liz Brumer-Smith and her husband bought their first home in St. Petersburg, FL with an 8% mortgage. While many buyers were hesitant due to high interest rates, they saw an opportunity others overlooked. As seasoned real estate investors, they found a fixer-upper listed at $225,000 and invested $50,000 in renovations, along with roughly $6,000 in interest, bringing their total investment to $281,000.

By November, the home appraised for $340,000, a 20% increase over their investment and a 51% gain from the original purchase price. Their decision to buy, despite high rates, was driven by the belief that securing the right property at the right price outweighed waiting for lower rates.

They followed the “marry the house, date the rate” strategy—committing to a home they love while planning to refinance once their one-year prepayment penalty ends, likely in late 2024 when rates are expected to drop. Their current monthly payment of $2,017 is manageable, and refinancing at 6.5% could save them around $280 each month.

Their experience highlights that even in a high-rate environment, buyers who are financially prepared and strategic can still come out ahead.
