Thinking about making a below-ask offer? Here's what you should know first.

A below-ask offer isn't always a bad idea, but there's a right way to go about it, so you don't lose the home you love.

A few things that actually make a difference:
💙Listings that have been sitting 60–90 days (or pulled and relisted) are usually more open to negotiation; timing really does matter.

💙 Clean terms go a long way. Strong financing, a short inspection window, a flexible close date, these little things can make a seller take a lower price more seriously.

💙 Keep it reasonable. A 10–15% discount has a real shot. Going too far under though? It can shut the door completely before a conversation even starts.

At the end of the day, a below-ask offer isn't about undercutting for the sake of it, it's about making a smart, thoughtful move that works in your favor.

And having someone who truly knows how to navigate these moments? That matters more than most people realize. 🙌
