Thinking about making a low offer? Read this first. 👀🏡

Yes, a low offer can work. But there’s a right way-and a wrong way-to do it.

Here’s what I look at:

1️⃣ Timing matters.
If the home just hit the market, the seller probably isn’t ready to negotiate much.

But if it’s been sitting for 60–90 days, that’s a different story. And if it was pulled and relisted? I’m paying attention. 👀

2️⃣ Make the rest of the offer strong.
If you’re asking the seller to come down on price, you want to make the rest of the deal attractive.

Strong financing. A reasonable inspection period. Flexibility on closing.

Basically, give the seller a reason to say yes.

3️⃣ Be realistic.
There’s a difference between getting a good deal and wasting everyone’s time.

A 10–15% lower offer may make sense in the right situation, but coming in dramatically under value can cause the seller to shut the door completely.

Low doesn’t have to mean unrealistic.

The goal isn’t to throw out a crazy number and hope it sticks. The goal is to understand the market, know the seller’s situation, and make a smart offer.

And this is where having the right agent really matters.

You need someone who knows when to push, when to negotiate, and when to tell you, “That probably isn’t the move.”
