Common reasons a seller might reject your purchase offer

1. Your purchase offer is too low
Give a purchase offer lower than the list price and it’ll more than likely be rejected.

2. Your or your selling agent’s attitude leaves a lot to be desired
If you or your agent are aggressive, rude, or otherwise unprofessional, the seller and/or listing agent is inclined to ignore you or reject your purchase offer altogether.

3. The listing agent represents both parties
Unless your offer is dramatically better than the buyer’s sharing the listing agent, it’s likely it will be rejected.

4. Your purchase offer doesn’t meet the seller’s needs
The more you understand about purchase offers and their conditions, the more likely yours will be accepted right away in the future.

🖌️ Want to paint a room in your home but aren’t sure what color is best? Painting a room in your home is exciting, but it can also be a little nerve-wracking.

🎨 There are so many colors to choose from, it’s hard to decide which will work best. Here are a few tips to help you choose the right color for any room!

1. Choose the paint color last. If you’re painting an empty room, wait until you’ve chosen all the furniture and other accessories before choosing the paint color.

2. Don’t rely on the paint chip. Instead of trusting the paint chip, take actual paint samples home, paint a larger area of the wall, and decide based on that.

3. Give it a few days. By checking the color in all types of light, you’ll find out if you really like the color and what kind of adjustments (lighter or darker), if any, it needs to be just right.

4. Thinking white? If you think trying to decide on a color is tough, wait until you have to choose the perfect shade of white. Whites in their various hues are a great choice for woodwork and trim because they make your colors pop.

✨ Could your bathroom use a little more storage?

😌 Here’s an easy over-the-toilet shelving tutorial that’ll add storage as well as interest to your bathroom.

Step 1: Gather Your Supplies
Gather all the tools and materials you’ll need for this project, so you won’t need to go rummaging for something in the middle of your work.

Step 2: Determine How High To Hang Shelves
Ideally, you want your shelves to be high enough you won’t bump your head when sitting on the toilet and low enough it isn’t awkward to reach the things on the shelves.

Step 3: Install The Shelf Brackets
You’ll want to ensure that the brackets are equally spaced along the shelf and from the walls on either side.

Step 4: Sand/paint/stain The Shelves
If you’ll be staining or painting the shelves, do it now before you install them on the brackets.

Step 5: Place The Shelves On The Brackets
The last step is to lay the shelves on the brackets and secure them from underneath.

🔍 If you’re looking to rent a new apartment, pay close attention to the tips below to avoid becoming a victim of an apartment rental scam.

1. The landlord wants money before you’ve even seen the apartment
If the landlord wants you to send money before you’ve even met him in person or seen the apartment, it’s a sign the rental isn’t legit.

2. The landlord seems too eager
Most landlords conduct credit checks at the very least. Many go further with background and employment checks as well.

3. The security deposit or upfront fees seem too high
If the security deposit seems higher than it should be, or other upfront fees seem outrageous to you, it could mean the landlord simply wants to make off with your money.

4. The landlord is pushy
If the landlord seems too pushy or you feel pressured into renting the apartment, be leery of his motives.

5. The landlord says you don’t need an attorney
If the landlord tries to dissuade you from having your attorney review the lease, it’s probably because he doesn’t really own the apartment or has already leased it to another tenant.

6. There’s no lease
If the landlord tries to take money from you without discussing the possibility of a lease, it could mean he doesn’t even have one to show you.

7. There’s always an excuse
If the landlord always has an excuse for why he can’t meet you or isn’t able to show you the apartment, take it as a warning sign and look elsewhere for a place to rent.
