How’s the Market, Michelle? 📊🏡

Here’s a quick look at the May 2026 finalized numbers for single-family homes across Southern California.

The big picture: May was giving us a little bit of everything. More listings in some areas, tighter inventory in others, and buyers still doing what buyers do best right now — being picky with their money 😅

Los Angeles County: More homes hit the market, and prices still moved up. So yes, buyers had more to choose from, but LA said, “I’m still expensive, thanks.” 💅

Orange County: Fewer new listings, but sales and prices both climbed. Translation: OC buyers are still showing up 👀, even when there aren’t as many homes to pick from.

Riverside County: Listings were up a little, but sales dipped. Buyers are browsing, comparing, and making sure the numbers make sense before jumping in 🧐

San Bernardino County: New listings made a big move up, while sales stayed pretty steady. That gives buyers a little more breathing room 😮‍💨 without the market suddenly going on clearance.

My takeaway this month: This is not a copy-and-paste market. Each county is doing its own thing, so your strategy needs to match your area, your price point, and your goals — not just what your cousin saw on TikTok lol 😉
