This is my beautiful client Amber. We got her in her first home this week! 🎉 🏠
SO WHAT DO BUYERS AGENTS DO THAT YOU CANT!?
💸- An understanding of what homes fit your loan type. Not all will qualify and you could waste money if you don’t know.
🪧- On market properties are easy to find, but coming soon or potential listings are sometimes discussed and we may be able to get you information not yet available. Also, Is the online information accurate?
👷♂️- new builds are just as, if not more, necessary to be represented on. You’re facing a company that sells homes hourly and is successful at it. You’re going to want to have someone on your side working JUST for you to ask the right questions, negotiate, follow up, check documents, hold the builder accountable to the agreement ect.
🔛- buyer agents know what things to negotiate in the offer process. It is so FAR beyond just price! Only considering sales price can cost you THOUSANDS and headache!
📑- for sale by owners and unrepresented buyers, sometimes don’t know or look for proper informative documents. I.e. both current and previous disclosures, MUD, ect.
🏘️- while others in the transaction like title, lenders, surveyors, appraisers, inspectors, ect may have many homes/clients to try and keep in touch with agents have much fewer and are devoted (or should be) to staying in constant communication with you to answer questions, concerns, grievances, or late night brainstorming !
👩💻- we are problem solvers! Do you want to be handling all that on top of your job and family time? So many unforeseen things can happen! Appraisal issues and avoiding them, navigating contingencies, property boundary problems, inspection negotiations, Schedule C challenges, heirship, what to do if a seller isn’t moved out on time, lease backs, ect ect
👀- we can see problems you may not when being excited about purchasing. Like that great top you thought you’d wear in the store but has looked awful sense the day you hung it in your closet. We see past the excitement and what the purchase will look like for you years down the road!
🤝- this is our day job. While you’re doing yours we can meet with repair men, inspectors, go check on property, run checks, gather quotes …
😁- Things can get emotional between buyer and seller. I have seen deals fall apart over a 5min face to face because the wrong thing was said! We do this 15+ times a year and are not emotionally involved. We’ll handle business! And fight to get it resolved like our livelihood depends on it … cuz it does!
👵🏼- you’ll be in the home for years! We’re dedicated to following up as long as you need! You WILL have questions when it’s all over and we’re still here when everyone else has moved on. There has never been a client that didn’t have to call me days or years later to help solve something.
