"Kristin, is Northern Virginia a buyer's market?"

It's one of the questions I hear most often right now.

The answer isn't a simple yes or no.

What we're seeing across Northern Virginia is a more balanced real estate market. Buyers have more options than they did a few years ago, but well-priced homes that show well are still attracting strong interest and sometimes multiple offers.

The biggest mistake I see is assuming that all markets are moving the same way. Real estate is local, and market conditions can vary significantly depending on the neighborhood, school district, and price range.

Here's something I remind my clients of all the time: people don't move because of interest rates alone.

Life has a way of changing our plans. A growing family. A new marriage. An empty nest. A job opportunity. Retirement. Sometimes life's biggest moments naturally lead us to reconsider where we live.

Part 3 of my walkthrough series... and this one happened on one of my Northern Virginia listings just days before settlement.

Why is a final walkthrough so important when selling a home?

Because even after a seller moves out, unexpected issues can happen.

One of the things I do as a Northern Virginia Realtor is check on my listings after my sellers have moved out but before the buyers complete their final walkthrough. During a recent pre-walkthrough, I arrived at the property and found a large puddle on the kitchen cooktop.

After some detective work, I traced the water to a leak from an upstairs bathroom sink. The leak had developed after the sellers moved out, and water had traveled through a cabinet, into the microwave, and down to the kitchen below.

Because I found the issue before the buyers arrived, I was able to coordinate repairs, communicate with the buyer's agent, and work through a solution before settlement. In the end, there was no damage to the home, the buyers received a credit for new faucets, and the transaction closed successfully.

As a Northern Virginia listing agent, I've learned that real estate transactions rarely go exactly as planned. The key is having a proactive Realtor who identifies problems early, communicates clearly, and stays calm when unexpected issues arise.
