Your preapproval letter and your actual budget are two completely different conversations.

When you tell me you want to stay at $350,000 but your lender approved you for $425,000, I am not sending listings at the top of your budget. I pull homes that actually fit the monthly payment you want to live with.

I also stay in close contact with your lender throughout your whole search, so if the taxes on a particular property are going to push your payment outside your comfort zone, you are going to hear that from me before we ever tour homes.
