Good morning and Happy Friday! After a quiet, uneventful day yesterday, markets woke up to a major positive shift overnight — and it’s translating into some of the best rate sheets we’ve seen in weeks. The big driver? News that the Strait of Hormuz is officially reopening to full commercial traffic, which immediately sent oil prices lower and gave mortgage bonds a strong boost. When energy prices drop, inflation pressure eases, and that’s exactly the kind of environment that helps rates improve. On top of that, continued progress on ceasefire efforts across the region is helping calm investor nerves, which is allowing bonds (and pricing) to move in the right direction without much resistance. In simple terms: the market finally got the “good news” it’s been waiting for, and it’s rewarding it. While we still need to see this stability hold — especially with more talks expected this weekend — today is a clear step in the right direction, and if momentum continues, there could be a bit more room for improvement from here. As always, I’m watching the markets so you don’t have to.

I want everyone to be a real estate agent, at least once in their life. Not for the money, not for the 'flexible schedule,' and definitely not for the glamour you see on Netflix or Social Media. I want you to try it because it's hard, because it tests everything you're made of.

It's those mornings when you're up before dawn, driving across town putting up open house signs, knowing half of them might get stolen. It's sitting alone in someone's beautifully staged home during an open house, waiting. Three hours pass, and maybe two people show up, both just curious neighbors. But you smile and share your knowledge; because that's what we do.

It's watching people you've known for years, people whose children you've watched grow up, people you've supported at every community event and fundraiser, watching them list with someone else without even a courtesy call. That hits hard. Really hard.

You pour your heart into this community. Sometimes it feels like you're giving everything and wondering if anyone notices. You watch your kids' soccer games with your phone in hand because that client might call. You miss family dinners for last-minute showings. Your life works on everyone else's schedule, not yours.

But here's the truth about real estate that keeps me going: Those late-night calls from a first-time homebuyer in tears because they're scared to make an offer - you talk them through it. The elderly couple selling their home of 40 years, you sit with them for hours as they tell you stories about every room. The single mom who didn't think she could ever own a home, you work tirelessly to make it happen.

When I look at my colleagues who've stuck with this profession, I don't see flashy cars, designer suits, shoes, purses, or vanity metrics on social media. I see people who keep showing up, keep serving, keep caring, not because it's profitable, but because it's who they are.

That's what real estate really is. It's not about the houses. It's about the human moments; the hard ones, the beautiful ones, and all the quiet, unseen ones in between. And this is exactly why I want everyone to be a real estate agent, at least once in their life. Because in this profession, you learn what it truly means to serve others before yourself. These aren't just lessons for real estate - they're lessons for life. Because in the end, that's what makes not just great real estate agents, but great human beings.

Read this before you try to ‘save money’ by skipping the buyer’s agent...

Thinking about skipping a real estate agent?
Let me tell you about the time I got a contract with no property address on it.

True story.

It was a FSBO deal… buyer and seller decided they’d “save money” by skipping agents.
They hired an attorney to draft the contract instead.

That’s right…an actual licensed attorney.

And yet…

When the contract hit my desk, I looked at it…
and realized it didn’t even say what house they were buying.

No street.
No city.
No zip code.

A legal professional wrote a real estate contract… without the address.

Let that marinate.

Now, just so we’re clear:
I’m a lender.
I don’t make a dime whether you use an agent or not.

But I do see behind the curtain on every transaction.
And when you don’t have a good agent in your corner?

Mistakes like that slip through.
Deadlines get missed.
Repairs get lost in translation.
Buyers end up legally locked into messes they didn’t sign up for.

Or worse… they never close at all.

This isn’t just about unlocking doors or writing offers.
Good agents:

-Spot deal-killing red flags early
-Negotiate repairs and pricing like pros
-Manage timelines so you don’t get blindsided
-Save your bacon when things go sideways (and they will)
-Make sure the actual home address is on the contract….

And here’s the kicker:
On the buyer side?
You’re usually not even paying them.

But you’re absolutely reaping the benefit of having one.

So yeah, everyone loves the idea of “saving money”…
But in my experience?

A good agent doesn’t cost you money.
They save you from losing it.

The truth about home inspections they don’t want you to know...

When I bought my home, I knew the HVAC was old enough to vote.

It worked.
It passed inspection.
It kept the house cool.

But I also knew: it wasn’t gonna last forever.
What did I do?

I planned for it.
Saved.
And sure enough, three years later… boom! I replaced it. No sweat.

Now… why did I still move forward?

Because that same house had a brand-new roof.
And in my price point, with the location and layout I wanted?
That was a win.

Here’s the truth that a lot of buyers miss:

Every house will have something.

Settlement cracks in the drywall? Normal.
Scuffed baseboards? Totally common.
Squeaky floorboard? That’s what the agents call charm, baby.

Even brand-new homes have inspection reports that’ll make you think the whole thing is held together with duct tape and hope.

But it’s not.

It’s man-made. It’s lived in. It’s a house.

And here’s the kicker:

If you paid a home inspector and they gave you a blank sheet of paper?
You’d feel ripped off.

It’s their job to nitpick.
To highlight every little thing…so you can see the full picture.

But knowing the difference between “that’s fixable” and “that’s fatal”?
That’s your job.

The inspection is a tool.
Not a termination clause for tiny inconveniences.

So if the house fits your life and your goals?
Don’t back out over stuff that’s normal in 99.9% of homes.

Because yeah…my HVAC needed replacing after a few years.
But you know what else happened?
I built nearly $100,000 in equity while living in it.

A few maintenance bills in exchange for six figures of growth?

I’ll take that deal all day.

Looking for perfect keeps people stuck.
Looking for potential gets you wealth.
