Can I get real with you for a minute?

As a real estate agent, I know that finding the perfect home can be an emotional journey. It's not just about finding the right number of bedrooms or the perfect neighborhood; it's about finding a place that feels like home.

But here's the thing: that journey can be tough. There are so many ups and downs along the way, from the excitement of finding a great property to the disappointment of losing out on a bidding war.

That's why I want to remind you that it's okay to feel all the feels. It's okay to get attached to a property and be disappointed when it doesn't work out. It's okay to feel overwhelmed by the process.

It’s that time (again) — time to get your home primed and ready for a new season. Summer temps and rains can take a toll, so here are a few maintenance tasks to perfect for your to-do list this September:

1. Change the air filters.
2. Check the exterior for areas where critters can get inside.
3. Clean out the garbage cans.
4. Clear out the gutters.
5. Inspect and clean the siding
6. Inspect your home’s windows and clean inside and out.
7. Repair leaky faucets
8. Schedule an HVAC maintenance appointment.
9. Test all smoke and carbon monoxide detectors.
10. Deep clean the refrigerator.

Keep your chin up, August. It’s still summer in my book — and, seriously, what a fabulous one it has been!

A quick August recap for Hudson County:

- Number of homes for sale: 1,679
- Number of homes under contract: 1,243
- Number of homes sold: 502
- Average Days on Market: 33
- Median home price: $644,000

This is a very broad perspective on how the real estate market is doing since all markets in Hudson County area are different. Compared to last month the amount of inventory and homes under contract is down but overall the number of homes that sold has increased. Homes are also selling faster at an average of 33 days on the market at a higher median price! Here's what’s happening in the market right here in Hudson County.

- Number of homes for sale: 1808
- Number of homes under contract: 1,351
- Number of homes sold: 470
- Average Days on Market: 38
- Median home price: $615,000
& the current 30 year fixed mortgage rate is currently 4.875%- it just went down in the past few days!👍

This is a very broad perspective on how the real estate market is doing since all markets in Hudson County area are different. A lot of the individual markets still only have 1-2 months of supply which is low. If you would like specific stats for your area or the area you are interested in, feel free to reach out!
