Controversial opinion… if you’re a buyer entering the housing market, you should be married to your future house, not just “casual” dating it.

What do I mean by that?
House prices are continuing to skyrocket as there’s less inventory, and more demand. First time home buyers are often feeling left out as these bidding wars drive up prices making their “dream home” unattainable.

My advice? Get the “starter house” idea out of your head- as Ryan Serhant just stated in a recent video, they don’t exist anymore.

You’re putting so much money into this investment, that it would be foolish to think short term, and just be “casual” about finding a place to land. I just had a client who closed on their new home say “yup, we’re dying here, so we’re gonna do what we want with it” and started right at the walkthrough plotting what they would do to the house to make it their own. You’re putting a lot of money into this investment, so don’t be afraid to think long term, and look at the opportunity that home presents, to get the maximum return on investment in the end.

Look in areas that you see yourself building a future in, and buy a home that checks MOST of your boxes. Then you can make the changes you want, and sit in that investment as long as you’re comfortable for, or until you have the sufficient equity in your home to sell it and move on to your “dream home.”

My advice to people who want to make a move quick, but don’t want to spend top dollar: look into condos/townhomes. The median sales price for a condo in Sussex County last month was $290,000*. Yes this is still inching up there in price, but it’s a way to “fly the nest,” and own an asset that in 3-5 years time, you may have the ROI to sell it, or even rent it out for an additional stream of income.

✨Local spotlight on Gourmet Gallery 🔦

When a home inspection is near where your friend lives, of course you have to make the most of it and meet up for lunch! I was so glad when Anna recommended this cute place on Main St in Blairstown- I got the “Allie Avocado” griller and it was sooo yummy! I’m still thinking about that melty cheese on the multigrain bread tbh😋

The iced hazelnut latte I ordered was decent, but where this place really shines is their food- I should’ve partaken in the yummy gelato or baked goods, but I’m trying to be mindful about my sugar intake, so I lived vicariously through Anna when she got the Italian donuts🤣

The staff was so friendly, the store was clean, and the atmosphere was adorable! It was a nice day when we went, so we ate outside, people watched, caught up, and enjoyed the sunshine.

Overall, a great experience, and I definitely would go back! Where in Warren county should I try next?🤔👇🏼

I haven’t fully comprehended what happened this past week at GWG BUILD 2026, but all I know is, I’m invigorated and so blessed! The speakers were all truly amazing, and I learned so much- not just to implement in my business, but also in my personal life. It was incredible to meet so many amazing like-minded women from all over the US that are also focused on being the best version of themselves. It was inspiring, not only from the speakers on the stage, but also in the conversations at lunch, in the hallways, and the after party that made all the difference. I’m so grateful I was able to spend these days with some amazing women in the business who inspire me to be the best agent I can possibly be. Things are definitely changing after this, and I can’t wait to see the results! Thank you Tara, Lauren, and Jamie, for building these spaces for us- it means more to us than you’ll ever know!💖



Went for a “hike” at Roxborough State Park to see the beautiful mountains and red rock. That altitude is no joke- I was huffing and puffing!🤣


Day 1 was absolutely jam packed with amazing speakers! VIP lunch with Jared James was incredible, and I honestly feel like the 90 minute session wasn’t enough- there’s truly power in being in a room with people who want to excel in their business, and level up by any means necessary.


The conference definitely ended on a high note, with some inspiring female speakers in the luxury sphere that would do anything to get where they wanted to be- vision board material for real! The girls also spoke with an electrifying “Game of Thrones” realness, that left a lasting impact. (I want one of those fur coats!)

I am sure I will have more to say as everything that happened marinates in my brain, but for now all I can say is thank you. Thank you, God for leading me down this path to be a real estate agent and for guiding me to eXp. Thank you to my mentor Heather, who brought me in on this crazy journey and constantly inspires me and thank you to all of the girls at GWG for putting on this amazing event and to all of the speakers
