Saxum’s Atlanta Cold Storage Site is progressing. Get a bird’s eye view of the two cold storage facilities take shape.

This development will hold 494,857 SF of cold storage across two buildings, one of which totals 306,402 SF and will house Arcadia Cold and the other totaling 188,455 SF, which is currently available for lease.

The development is located near two major thoroughfares (I-85 and I-285) and within 20 miles of Downtown Atlanta and ten miles of Hartsfield-Jackson Atlanta Airport.

Saxum Real Estate is proud to announce the sale of 483 Bloomfield Avenue, in Montclair, NJ. The 8,568 SF building was sold for $4.4MM to a private investor. The sale was brokered by Alan Cafiero of , who led the sale process. 

Acquired in 2018, 483 Bloomfield was an important acquisition for Saxum in its earliest investment strategy. Upon Saxum’s acquisition of 483 Bloomfield, which occurred in conjunction with its acquisition of 475 Bloomfield, Saxum began planning an extensive multimillion dollar repositioning of the iconic assets.

Upon completion, 483 Bloomfield emerged as a truly unique asset, meticulously combining the historic, irreplaceable components of the building with Sitetracker’s modern, open-office concept.

Since the purchase of 483 Bloomfield in 2018, Saxum has gone on to capitalize over $2B in projects across the country and across a variety of verticals. The sale of this property represents the culmination of Saxum’s first investment thesis that focused on neglected buildings in historic, transit-oriented downtowns, a strategy on which Saxum continues to execute.

Welcome to the team, Ian! As Vice President of Acquisitions | Industrial, Ian will be responsible for sourcing, evaluating, and executing Saxum’s industrial acquisition and joint venture opportunities across the country, with a strong focus in the southeastern United States. Prior to Saxum, Ian was a Senior Associate at Sterling Investors where he developed the firm’s infill industrial strategy, sourced acquisitions in various East Coast markets, and was a key member in fundraising efforts for the firm’s initial fund. Throughout his institutional real estate career, he has closed over $800 million of transactions across various property types.

“We are excited to have Ian join the firm and open Saxum’s Atlanta office” said Steve Feinberg, who leads Saxum’s industrial platform. “His well-rounded institutional experience will be instrumental in strategically expanding Saxum’s industrial footprint across the Southeast.”

Saxum Real Estate is proud to announce the sale of Artley Industrial Park, an 11-building industrial park totaling 524,500 SF located in Savannah, GA.
 
After acquiring Artley Industrial Park in October 2020, Saxum implemented a capital improvement plan that included upgrades to the exterior drainage system, extensive concrete improvements, installation of LED lighting, a landscaping overhaul, and a new signage program at the park featuring two monument signs to improve wayfinding for the multi-tenant park. Saxum leveraged the improvements at the property to increase rental rates, which had previously been significantly below market.
 
Strong leasing momentum and the sustained growth of the     market brought the property to 100% leased resulting in Saxum receiving an unsolicited offer from a NYC-based investment firm for $48.5mm.

Saxum Real Estate is proud to announce the sale of The Madison Building, located at 427 Bloomfield Avenue, in NJ. The 32,500 SF building was sold for $18MM to a private investor. The sale was brokered by Alan Cafiero of Marcus & Millichap who lead the sale process.
 
Acquired in 2015, the Madison Building marked one of Saxum’s first purchases in its earliest investment strategy. Upon Saxum’s acquisition Saxum began an extensive multimillion dollar repositioning of the iconic building, including a significant historic preservation project of the exterior facade, as well as a complete of the building’s interior. Given the historic significance of this challenging project, Saxum felt it was imperative to preserve the integrity while renovating the asset to accommodate the needs of new tenants. Upon completion the building was sold being nearly fully leased. The building’s diverse tenant based reflected businesses new to the Montclair market and attracted to town through The Madison Building’s exceptional, renovated, historical charm. Saxum prides itself in our ability to create spaces that recruit new business and to towns we invest in and communities we care about.
