Mortgage rates ended July near their highs for the year, taking some momentum out of homebuyer demand. But in San Francisco, sales have been driven more by wealth creation than by mortgage rates: the AI boom has spiked demand, especially for family-ready homes in specific neighborhoods.

That boom is concentrated in the city proper, with modest overflow onto the Peninsula. San Francisco's median sales price is up 25% year-over-year; San Mateo County is up nearly 10%. In the other eight Bay Area counties, price trends look much more like the country as a whole, essentially flat versus a year ago.

The thing about construction? It's full of surprises. So far, we have uncovered:
1. An abandoned water supply line.
2. An active irrigation valve and line buried beneath the old concrete patio (with zero access).
3. A vertical arbor post sitting on a concrete footing but with no soil support beneath.
4. Termites in the arbor beams.

Thankfully, we have a professional landscaping team that's rolling with the punches.

Membership has its privileges. Yep, getting my fix is now easier than ever, thanks to regularly-scheduled groups at several South Bay community (senior!) centers. I just love when cities provide vibrant spaces for people to gather, connect, and play.

After much anticipation, our outdoor renovation project kicked off last week! Turns out, our modest "houseboat" is just an island in a sea of concrete. The crew hauled away 20 TONS of rubble!?!

Indulging at one of my favorites -Treasure-Palo-Alto! Beijing duck, cauliflower/pork belly drypot, honey walnut shrimp... so many excellent dishes! And yes, I followed this feast with a cup of chai Zareen's bc I'm in my chai era!

Mountain View Homeowners: Have you ordered your free tree from the City? I requested a Japanese maple for our backyard. Program deadline is August 27!

Every year, in celebration of Arbor Day, the City of offers eligible residents free pre-approved trees for planting anywhere in their yard. After registration closes in late August, the city will order your 15-gallon tree from a local nursery and deliver in late September or early October.
