Art of deal making for dummy- 101

I have been trying to make bullet point notes/ ideas about my deal making philosophy. Now I am going to put my idea in writing.

#1. Always show enthusiasm when you are making deal. I have been observing a lot of buyers making the same mistake of walking away from deals because they are afraid to show to seller that they love the deal. Everyone would love to deal with positive individual when doing business. Acting cold or unwilling to show enthusiasm is a fast way to lose in deal making.

#2. Letting the seller knows your budget doesn't allow you to make a deal. From the seller standpoint, seller does not care about if buyer has a budget. "Budget" will only show seller that you are not financially capable to make the purchase. If buyer has a budget issue, then buyer should shop for deals which are within their budget.

#3. Negotiation means closing the bid/ ask spread, not to widen it. I have been seeing sellers and buyers are trying to widen the bid/ask spread during negotiating without providing reasons to support the changes. A successful negotiator shall be able to come up with a reasonable bid/ ask spread during negotiation and bridge the cap to close the deal.

Please vote NO on Prop 10. Rent control will not solve any rental problem but create a secondary market for "Key Money", "Buy Out".... Rent control will hurt the private property right of property owner which the value of all residential real estate will reduce.

Rent control ordinances will reduce incentive for property owner to provide rental housing to the market. I expect the vacation housing rental supple will soar if Prop 10 approved.

Say No to Prop 10. It will hurt both tenants and homeowners.
