A lot of our clients who own property in the Coastal Zone (below Cliff Dr) have been wondering if they should consider vacation renting their property for less than 30 days, since the city of Santa Barbara is not actively enforcing against vacation rentals in the Coastal Zone at this time. The immediate allure of doing a vacation rental instead of a standard long-term lease (aka 30 days or more) is the cash flow opportunity. A standard $1Million home on the Mesa would likely rent long term for around $4,000/month. That same home might rent for $300/night on airbnb or vrbo. If rented for 25 days out of the month, the owner of that same home could bring in $7,500/month+ oppose the $4,000/month long term, plus opportunities for additional income with upcharges on cleaning fees and T.O.T tax. But there are MANY more factors to consider besides just cash flow, such as management (pros & cons of managing yourself vs hiring a management company), neighborhood nuisance (are your neighbors going to hate you?), and the longevity of this business (the City of SB is appealing the lawsuit that reinstated short term rentals in the Coastal Zone). We'll be doing a series of posts about this topic for the next few weeks to cover all the pros and cons of vacation rentals in Santa Barbara.
