FEBRUARY LUXURY REPORT📈 As We Settle into 2026 . . . the South Santa Barbara County real estate market is already shaping up to be an interesting one. Full Report ⬆️LinkInBio⬆️

What’s clear is that buyers and sellers remain active and engaged and there’s plenty of optimism about what the rest of the year holds. Here’s a quick snapshot of February’s activity:
- 107 homes sold last month, marking an 8% dip compared to February 2025 while total dollar volume also dropped 24% to $483M
- All cash transactions continued at 39% with 21% off market.
- Median sales price for single-family homes landed at $2,092,500—a 24% year-over-year decrease.
- Homes are spending an average of 54 days on market and closing at 94% of their original asking price, often following price adjustments when initially listed too high.

LUXURY MARKET | In Montecito, the median sales price for February dipped 19% to $3,750,000 for the 12 sales. You will see from the Montecito sales distribution donut chart that follows, 67% of the February transactions were between $2M-$4M which accounts for the lower median price. 58% were all cash and 25% off market. In Hope Ranch, the median sales price was $12,162,500 for the two properties that traded, up 93% year-over-year.

The demand for Ultra Luxury estate homes remains exceptionally strong, attracting affluent buyers from all over California and around the world. We have observed remarkable trends and record-breaking sales in Montecito, Hope Ranch and parts of the Santa Barbara area.

In January, 90 homes changed hands—a slight 8% dip compared to the same time last year, with single family homes staying on the market longer than the first half of last year at 56 days and closing around 93% sold to original list price. The median sales price for single-family homes has been moderating or flat for the past three years and came in at $2,300,716, reflecting a 20% decrease year-over-year.

LUXURY MARKET | In Montecito, the median sales price for January dipped 14% over 2025 to $5,300,000 for the 9 sales. For perspective, January 2025 started off with a bang and 26 homes traded in Montecito—a remarkable nine of them over $10M and four over $20M up to $32M. Overall, the demand for Ultra Luxury estate homes remains exceptionally strong, attracting affluent buyers from all over California and around the world.
