This year’s spring selling season saw 399 closed sales, a 9% year-over-year increase, a 22% jump from Q1, and the strongest 2nd quarter for sales since 2022!

May 2026 saw an increase in sales and a decrease in prices compared to May of last year.

Year-to-Date Stats: May 2026 vs May 2025 for South Santa Barbara County
Total Sales: ↑ 6%
Median Single-Family Home Price: ↓ 17%
Median Condo Price: ↓ 10%

Homes are spending an average of 55 days on the market, up from 52 days last month.

Sellers, on average, are receiving 96.8% of their original asking price, down from 97.6% last month.

We currently have 2.42 months of inventory, up from 2.34 in April
This indicates that we are still in a seller’s market. We would need 6 months of inventory or more to be in a buyer’s market.
