Santa Barbara's iconic Summer Solstice Celebration is back for its 52nd year, June 19–21 at Alameda Park — and this year's theme is WAVE 🌊. For locals, the Summer Solstice event marks the unofficial start of summer and is a pure expression of our community's heart.

The traditional weekend of joyful celebration and creativity begins on Friday evening with the Festival Kick-Off Party at Alameda Park, followed by the spectacular parade Saturday at noon as it winds from Ortega & Santa Barbara Street all the way to Alameda Park. Expect vibrant costumes, people-powered floats, dancing, live music all weekend, local food vendors, and a beer & wine garden.

Don't miss one of the largest multi-cultural performing arts celebrations in all of Santa Barbara County! A true summer tradition beloved by all.

How's the market? Santa Barbara's housing market continued to show its resilience in May, along with meaningful sales growth and enduring buyer demand.

Single-family home sales rose 16% year-over-year, homes sold in an average of just 30 days, and sellers received 98% of asking price on average. While buyers are more selective than they were a few years ago, demand remains strong for turnkey, well-priced homes.

The headline? Our market is becoming more balanced—not slower. The best homes continue to command attention, especially move-in ready properties. For buyers, success often comes from being prepared and acting decisively when the right home becomes available.

How’s the Santa Barbara market? Sales activity is up 21% year to date, and average prices jumped year over year, largely driven by several major Montecito and Hope Ranch sales at the very top of the market. Meanwhile, much of the broader market felt a bit more balanced this spring.

What we’re really seeing:
• Sales and pending activity continue to rise
• Inventory still tight, far below pre-pandemic period
• Luxury demand remains exceptionally strong�
• Mid-tier markets are seeing more balance�
• Buyers are negotiating more selectively�
• Pricing varies significantly neighborhood by neighborhood

Buyers are still active when the right property comes along, and sellers are still seeing strong results when pricing and presentation align with today’s market. The bigger picture remains the same: limited supply, enduring demand, and long-term value continue to support Santa Barbara real estate.
