For the last week of August and the first day of September, active listings have been up as well as new listings on the south coast of Santa Barbara. Properties under contract however, are down from August 18th, but closed sales are up. With interest rates bouncing around we are seeing the market following suit.

We are up to 43 new listings this week on the south coast of Santa Barbara after being down to 38 the last couple of weeks. We are up to 38 sales that have gone under contract this week after being down in the lower 30s the last couple of weeks. We are also up to 33 close transactions after being down last week.

Real Estate on the south coast of Santa Barbara varies from city to city. Median price in Montecito is up 13% in July 2026 compared to the last two years. Median price in Santa Barbara is down from the last two years in July. Median price in Goleta is down for the last two years in July. However, Carpinteria has had the biggest median price increase out of any July in history. It is up 22% from the last two years. The new development of Linden Square seems to have ushered in a new wave of buyers to this small beachside community.

New listings are up to 45 this week from 33 last week on the south coast of Santa Barbara. Properties under contract are down to 33 from 41 last week, due to those lower listing numbers last week. Closed sales are down to 21 this week from 27 last week. There are 14 single-family homes under $1,500,000 for sale on the entire south coast of Santa Barbara this week. There are 49 homes over the price of $8 million on the south coast of Santa Barbara this week.

After a large number of new listings (41) last Tuesday on July 14th, with the brisk sales lately, it would make sense that a week later, Tuesday the 21st, the number of sales that went under contract (41) is the highest it’s been in a few months on the south coast of Santa Barbara in 2026.

June 2026 vs June 2025 statistics for the south coast of Santa Barbara. Total sales for single-family residences are up 7%, however, the median price is down 12% to $2,147,500 from $2,430,000 in June 2025. 40% of all sales on the south coast of Santa Barbara in June 2026 were all cash.

It has been an active week of sales going under contract on the south coast of Santa Barbara. Pending sales are up to 34 this week of 7/7/3026 from 26 last week with the average days on market for these sales only being 17 days. For closed sales this week the price that properties listed for and closed at was about as high as it has been at 99%, which means properties are being listed at more acceptable prices and selling more quickly.

We have the highest number of new listings of the year today at 54 on the south coast of Santa Barbara. Both sales under contract and closed transactions are up as well this week at 26 and 32. It’s looking like it will be a very busy summer for real estate on the south coast of Santa Barbara.
