If you’re buying your first home, you’ve probably heard about homeowners insurance & home warranties. But how are they different?

Homeowners insurance is usually required for your mortgage since it protects the lender’s investment. Insurance covers damage & loss to the structure due to things like fire, theft, wind, or natural disasters.

A home warranty isn’t required by your lender, but it’s nice to have. It covers most of the cost of repair or replacement for your home appliances or systems as a result of age & normal use.

Warranties usually last for 1 year. And sometimes sellers or agents will give the homebuyer a warranty as part of the sales deal.

Homeowner’s insurance doesn’t cover repairs or replacements to appliances or home systems unless it’s as a result of an accident or disaster.

For the most coverage, you’ll want both a home warranty & homeowners insurance. But at the very least, you need homeowners insurance to protect your new property.

You might have wondered what title insurance is… Well here’s the definition:

✔️ Title insurance is a form of indemnity insurance that protects lenders & homebuyers from financial loss sustained from defects in a title to a property.
✔️ Your title insurance is paid at closing & is one of the standard closing costs.

An appraisal is the estimation of a homes current market value.

The value of the home is calculated by examining the current local housing market & the comparable properties that have recently sold. It also includes the features of the home, square footage & number of bedrooms & bathrooms.

The appraisal also includes the overall condition of the home, as well as the landscaping. If there is maintenance or repairs that will need to be completed, the appraiser will note these.

An appraisal is required by mortgage lenders to be sure that the money they are lending to a new homeowner or a current homeowner is a fair amount for the home.

The lender wants to be sure that the buyers are not overpaying for the property. This is to protect the lender, because if the borrower stops making payments on the home & the lender needs to sell it, the lender wants to be sure it can recuperate the amount owed on the loan.

But be aware, the appraisal can potentially break a real estate deal.

If the selling price & the appraisal are not comparable, the lender will not approve the deal. The lender will not want to lend money for a home that is not worth the amount being loaned. As a buyer, this can be a good negotiation tool. No one wants to overpay for a home.

As you can see, understating the appraisal process is important to both home buyers & sellers.
